this place can receive all the good reviews in the world and it still wouldn’t justify signing a lease here right now. from my understanding, they began renovations last july, and it’s now june 2023 with no end in sight. when we signed on, we were told we would have everything in january. my partner and i have had no amenities for our entire time here, and there has been little to no communication regarding the constant delays. i don’t doubt the amenities will be nice when they’re available, but who knows when that will be. if you know what’s good for you, DONT sign a lease here until the amenities are OPEN (could be months could be years who knows). but i HATE this place nothing can make up for this BS
Location is great but by far not worth the money. It’s supposed to a smoke free community however many instances of smoking and the smell of smoke (marijuana)taking place which is a health concern for me. I won’t be renewing.

Very quiet apartments. Nice community everyone on staff does a good job. Great location close to shopping and restaurants. Utility bills are low apartments stay nice cool. We have nice pool that is well maintained.

Been living here for ten years. Site has excellent noise levels, security and the property is gorgeous. The Management and Maintenance staff are very proficient in doing their jobs. The site manager Alexis is what professionalism looks like when your talking about someone doing their job. She is also very caring for her community. If you take a problem to her it will addressed. Also Richard the maintenance supervisor is great. If you have a problem, he has his guys or himself right on it. Always follows up on their work and ask you if there are any more problems. I would highly recommend this location to anyone.

I had looked in several areas in Jacksonville before moving a few months ago. I am so happy that I chose this apartment community. The staff are excellent, the are is very quiet and they have a great pool and lovely gym. The pricing is cheaper then some of the other areas and most of the apartments face onto the lakes. I highly recommend this apartment!
Worst uncaring staff... Front office is disrespectful.his has been by far the worst apt i have ever lived at. The staff is uncaring and inconsiderate. My rent increased 27% in one year after being told it would not be such and increase prior to me moving in. You walk in the office and are mostly ignored especially by the asst manager. They make changes without you know such as a mail room that u have to pay if u don’t pick up and this was nowhere on the lease. I had to submit several tickets before getting my Tun replaced because it was leaking all over the apartment. Don’t spend your time even looking here it will just be a disappointment... you can ask any current resident as well as some that are leaving for years due to lack of professionalism and the ridiculous amount your rent will go up. They even had some residences move while they did upgrades with no assistance so they were Stuck with no where to go with no assistance after being forced out.
Arium Town Center likes to send out early renewal leases - 4 MONTHS early. Where you have the choice of renewing with an increase rate of over 100.00 more a month for the next 4 months than what it would have been if you had stayed through the 12 months. The catch is if you don't pay that extra 400.00 they will up your rent well over 500.00 a month, as punishment for not taking the "deal" of only 100.00 extra. This place is a joke!
I'd give no stars if I could. My fiance and I applied for an apartment here at the end of September, and everything appeared to be fine. We were denied . We were told that the application was on an individual basis, not a group. This was untrue. I was told the incorrect information by both the sales agent (heather) and the property manager. The sales agent recommended that "I find somewhere else to live". I contacted the property manager directly and was told the same thing, that I was denied and there was nothing that could be done. Not even 10 minutes later a SECOND hard inquiry on my credit report was initiated. This was no doubt done by management to cover their incorrect information, and tried to recruit me to their community as an individual applicant. This is completely contrary to what I was told. This SECOND hard inquiry was not approved, and they charged me $75 plus the negative impact on my credit score WITHOUT notifying me a second time. They claim I requested this service, but this is untrue. They only have supporting documentation for a ONE TIME credit check. Now I am forced to handle this situation independently, as they offered NO HELP resolving this issue. I was given a website to email, to generate a form. With this form I have to contact the Software company (YARDI SVCS) so they can contact the financial institution responsible for the inquiry. Once YARDI SVCS has received the proper information from the financial institution, I must send this form over to each of the credit bureaus with supporting documentation to dispute the credit check. From that point I must appeal to Carroll Management Group's corporate residential relations department to get my $75 back, which will undoubtedly take MONTHS. THE WHOLE PROCESS IS RIDICULOUS. If there are this many issues PRECONTRACT, I would never advise anyone to live here. Simply put, any issues you bring up to them are treated as annoyances/inconveniences. This stark indifferent runs all the way up to the regional manager, and the folks from Carroll Management are no easier to deal with. If you have any issues with these folks, they'll just give you the "I'm sorry you had a negative experience, what can we do?" then tell you email the appropriate department within their company. You'll just get the same response OVER AND OVER from these people.
DO. NOT. LIVE. HERE. Extremely overpriced (I assume that is as a result of the location) for what you receive: dirty carpet, leaking ceilings, and old appliances. The customer service is the worst I have ever experienced, since it is a chain, they do not care about the customers needs or opinions. I have had my package stolen from my front door, a staff member tell me to "do it myself" when I called for maintenance, and my car has been towed twice. My car being towed is a result of Arium not having enough parking spots for everyone who lives there (or doesn't live there) and them refusing to give residents parking passes so we get priority over non-residents. I have lived at 3 previous complexes in Jacksonville, all being worlds better than Arium Town Center.
Kitchens desperately need to be updated. Paint peels up on the porch floor, and they just paint over it again so it can peel up a few weeks later. Bathrooms are nice. Pool area and outdoor kitchen are nice. However, will charge you for everything possible when you move out and not willing to negotiate any of it. Dog park is small and not well cared for. Minimal parking.
Great price for what you get. Brand new AC units and double pane windows plus screened in patios and nice layouts. Upgraded appliances and washer/dryer in all units.
Upon moving in, there was a HUGE water leak from a bathroom that was soaking the room it shared a wall with. The response from the maintenance was less than satisfying. They came and ripped up the carpet, set up fans and then just left it. The fans had to run for DAYS! We were promised that there would be new carpets after the floor dried, this never occurred! When the under carpet was dry, the maintenance men came and just laid the carpet back down! We then had ripped up carpet that unraveled as the carpet wore. Which is great. There were two more water leaks that received the same sort of attention. When the washer was broken, it took a month to even get someone to come and LOOK at it, then another 2 weeks to get a replacement. We called the office many times to which they replied that we needed to place a work order, when we said that we did, they informed us that the maintenance men were VERY busy and that they would get to us. There was also mold on ALL of the windows, it took them almost 2 years to replace, the replacement process took months! Parking minimal and challenging! Office staff is replaced weekly, it seems like. There are always new people and they have no clue what they are doing. They advertise a dog park, which is non existent. These apartments are old, are badly taken care of. For all the rent that you pay ($1,600!!!) you get all of these great things!! Because of the location, right next door to the St John's Town Center, good luck going anywhere around the times that people go to and leave work. Horrible customer service, bad units and heavy traffic, not a winning combination!
