Welcome to Athens, Georgia, home to the University of Georgia's historic campus. Current rental trends show moderate prices, with one-bedroom apartments averaging $1,173 per month and two-bedrooms at $1,378, both experiencing a slight decrease from last year. The rental market includes diverse housing options throughout established neighborhoods like Five Points and Normaltown. The walkable downtown district, which borders UGA's North Campus, features local boutiques and restaurants alongside venues that celebrate the city's rich musical heritage, including the 40 Watt Club and Georgia Theatre where R.E.M. and The B-52s first performed.
The State Botanical Garden of Georgia offers 313 acres of trails and themed gardens, while Memorial Park provides walking paths and a bear habitat. The city's history is preserved in its antebellum architecture and historic districts, particularly visible in the Greek Revival buildings downtown that earned Athens its "Classic City" nickname.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Arches On The Lake Student Living
Good luck getting anyone to answer your phone calls or emails! At the front office they’re completely unorganized chaos and unwilling to help their tenants in addition to being extremely rude and disrespectful to them— can’t tell you how many names I was called! Move in day was nothing shy of a disaster. We were only give 1 key and not to mention the pool being closed ALL SUMMER for “maintenance” even tho nothing was ever going on there! Yet again something we paid for and never got. On move in day, the apartment was DISGUSTING!!! Definitely hadn’t been cleaned at all since last person lived here. And on move out we had to have it spotless and cleaned in order to prevent charges. The paint looked like a 2 yr old had done it. I’d upload pics but that’s turned off on here... Food left in cabinets rotting, bathroom items in drawers and cabinets, cat hair everywhere, dead bugs, etc. missing door knobs/ drawer pulls as well. Paint EVERYWHERE on the floors/ furniture in addition to everything else! Also many code violations… (exposed wires above open water, moldy AC unit (that they refused to fix even after seeking medical help, etc.) Also HEAVY police presence and extreme violence. I can’t tell you how many nights I was awoken by fights, sirens, or even gun shots!! Save your money and go somewhere else!!!

Thank you for taking the time to leave us this feedback on all platforms. We are saddened that you did not have a great experience at The Park Lakeside, despite our efforts to improve your experience with our new management. We wish you the best of luck in your future endeavors!
In my experince living there was poor upkeep of the apartments. They had roaches and rats mold and mildew in the apartments. They never fix anything. I lived there months with leaking water heater etc.

I'm really sorry to hear about your experience. We always strive for better maintenance and cleanliness standards, so it's concerning that we missed the mark during your stay. I'd like to discuss this further with you and see how we can make things right. Please reach out directly at your convenience. Thank you, Jamie - Community Manager - 706-715-3900
The staff will neither co-operate nor will try to give solution to your problems. They also charge unnecessary utility charges from existing people staying in apartment, for empty rooms which (The park at lakeside) could not find people. Bad Service! No concern for other’s problems.

They just want me to pay! Pay! Pay! Pay! Pay!!!! Finally, I found a guy to take my lease, the office still asked me to pay the $200 relet fee. I argued with them, but they never replied anymore. I rejected to pay for this $200 fee, then they took $200 away from my deposit, also, they never returned me back the rent of $369 that I paid for the Aug, even though I didn’t live there for one single day. One more experience from my friend who also lived in the lakeside. She matched with a roommate who live with her husband and their 6-month baby. It is a female apt, and she needs to share the bathroom with three of them. My friend is allergy to smoke, so she chooses the non-smoker apt for the roommates preference. Yes, even in this situation, the office assigned the smokers to her. She coughed a lot and cannot sleep, but the office just never replied. 2. The problem of cleaning. You can never image how many roaches there is in the lakeside. We asked pest control service several times, but it never works. We tried almost all of the products in the market to kill roaches, but they are still active. Even when I’m sleeping, the roaches are on my body to wake me up with screaming. In the living room, if you sit in the sofa, and leave your slippers on the floor, and in 10 min, you will find more than 4 roaches in or on your slippers. ROACHES EVERY WHERE. In your bed, in your shoes, in your closet, and also in your food. 3. The management. They never try to help you solve the problem; they just want you to pay more money. As I said in the first problem, no matter who lead to the issue, if you argue with them, they never reply; if you try to move out, oh sorry, please pay extra money. The management group is in a big mess. If you try to argue with them in the office, they are rude, loud, and keep talking to stop your conversation, they even don’t listen to you. They talk loudly to cover your voice, to stop your words. I promise every single word that I said is true. Please do not try to move in this place, even though the price is low. But you should know, cheap is cheap. It must have reasons that make it so cheap.
These apartments are old and infested with roaches. The roaches come out at night time so if you view an apartment during the day time everything will look fine. The manager Patrick told me that he could not mail a check to my address on campus at UGA. I provided him with another address in Athens and he never sent it the refund. Roaches and poor management!
Wasting my time going through collections without ever living here.

We are sorry that you're experience with our property has not been as you expected. Each resident's Housing Agreement clearly states our policies regarding collections and payments. If you have any questions regarding your account or our polices, please reach out to our of office at 706-715-3900, and we'd be happy to answer any questions that you may have.
Upon arriving at our apartment on our move in day we had some issues. There were holes and stains in the living room carpet. However, after speaking with management they came and replaced our carpet the same day and brought us a brand new refrigerator! Every problem we've had has been quickly taken care of! We love our furniture and the layout of our apartment! Very pleased and would recommend!
Lakeside has everything! Lots of amenities like pools, hot tubs, basketball, tennis, and volleyball courts, plus a 24 hr gym and tanning beds! It's also pet friendly and has a lot of green space for them to chill (on a leash of course). And since it's called Lakeside, you guessed it!!! There's an actual lake where you can fish or whatever else someone may choose to do if they don't mind swimming in water you can't see the bottom. I prefer the pool mainly because you are less likely to meet Jaws. The apartments are pretty big in comparison to what you will find elsewhere and the maintenance team is there to fix any problems you may have!
I was very excited about moving into this area after seeing the model but as soon as I moved in everything changed. Yes they are cheap but you are getting what you pay for bugs, dirty bathrooms and they add on charges every chance they get.
As a college student at UGA, this apartment is perfect. It's inexpensive, and includes all utilities so all you have to to pay is your monthly rent and you're set. Not to mention you have a great pool, gym, business center, and other sports facilities at your disposal. And to top it all off, you are only about 2 miles from downtown Athens, where you can actually afford to participate in all the things the city has to offer thanks to all the money you save from staying at Lakeside. (Save a little, Rave a little.) So, Lakeside or as it's now called, (The Park) gets a 5 star review from me. I have no regrets from signing a lease to stay here, and it's been a great year.
