Tucson is a lively oasis in Arizona’s Sonoran Desert, surrounded by numerous mountain ranges. The city of Tucson is as scenic as it gets, seeing as it’s surrounded by beautiful nature preserves and mountainous terrain, including Saguaro National Park, Mount Lemmon, and Tucson Mountain Park – making it an excellent place for renters who love mountain biking, hiking, camping, and rock climbing.
The University of Arizona is just a few blocks from Downtown Tucson, and the more than 40,000 students enrolled at the university contribute to the city’s eclectic arts, entertainment, and nightlife scenes. The Davis-Monthan Air Force Base lies near the center of the city, and is one of Tucson’s biggest employers for armed service personnel and civilians alike.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Arcadia Park
The location is convenient; however, with rising prices (the past several years have seen quite large increases for long-term residents, which significantly reduces the incentive to renew each year ... especially having done away with renewal incentives) and limited property improvements, the value for money isn't nearly as good it was several years ago. The past couple years rent increased by much more than the amount the listing price to move into a fresh apartment increased. Residents renewing in early 2025 are paying a significantly higher rate than new residents just moving in. While maintenance keeps your AC running, non emergency maintenance requests take a long time to complete. It can take weeks for small tasks, like dropping off an air conditioning filter, to be completed. Ongoing issues with the laundry room noted by others that date back years is a major issue that remains entirely unresolved. The laundry is also typically dirty with trash all over the floor. Yet, the price to try do your laundry increased. Additionally, in September 2023, an entire laundry room was closed for a month with no updates or communication, machines are constantly broken. There are also intermittent problems with the boiler. At the beginning of 2024, residents were without hot water for ~3 weeks. In summer 2024, my vehicle was vandalized. A vehicle ran into my building and I received no communication from management about the overall safety of the building.
Don't come here if you expect to do your laundry. The machines either don't work or take your money without working. The management doesn't care. They get their laundry done at home so why would they. They will shine you off to contact the "vendor" to apply for a refund which is so rediculously had that it's not worth it and that is exactly what they are counting on. The laundry facilities are crap. Everybody got that?
My husband and I have lived in this community since 2017, and it's the best apartment we've ever had. Plenty of storage, a generous patio and garden space (first floor), and big windows. With the central AC turned off and windows open it rarely exceeds 80 degrees inside. The office staff is incredible and has stayed the same for many years, maintenance is prompt and capable, the grounds are very well manicured, and the community is quiet and tightly knit. Super convenient to downtown, shopping, restaurants, and the Rosemont post office is on the same block. Much quieter than you'd expect being right off Broadway, lots of upgrades, and up-to-date amenities. It's a really good value; we love living here.
Arcadia Park Apts are really a very nice place to live. The actual apartment my family is in is somewhat dated, but it's cozy and comfortable for us. The office staff, Kristin, Carina, and Marci are wonderful and maintenance is very prompt with any issues that come up in apt. The grounds are very nice, like a park somewhat and they have done a lot to make it a very beautiful place to live. Lots of upgrades! Very pleased! ????
