Property Ratings at Arcadia Apartment Homes
I’ve been living here for nearly 10 months, when I moved in the unit was not move in ready, carpets were old and stained, covered in pet hair, the patio was exposed to moldy/rotten wood. The floors were new but covered in gunk, baseboards are supposed to be white but had been painted over the dirt and hair. The entire unit had a super funky smell, dog parks here are so run down and look abandoned. Projects are always being done here, so you can never get peace and quiet. Amenities are truly nonexistent, gym is so tiny, you can barely get three people in there and if you do it’s so awkward and tight. Pool is sketchy because the handle bars to get in aren’t secured, you can actually pull them out from where they stand. Handicap will not be able to use these two things because of the steep stairs down into these areas. Not to mention. This is pothole central so if you have a car you care about you will have to dodge all of the potholes. Management may seem very nice and inviting but they will lie to you about everything Arcadia has to offer.

Went in for a tour of the apartments two weeks ago, the leasing office took my contact information and said they would reach out to me when they got settled in. No one has contacted me. Since then I have sent in online requests, left two voice messages with the on site phone number, and talked to their corporate location several times. I want to apply to rent a two bedroom but no one will call me back to answer my questions. Would not recommend getting into contract with these guys since they can't even figure out how to rent out their apartments.

They have been awesome for anything we've ever asked them to help us with, i.e. maintenance working with us when we struggled with rent and just overall been awesome. Kiera who is now the assistant manager here has always been super friendly and polite and caring. My wife and I have just sat and talked with her for an hour or 2 before and yeah live the staff here.

Not a great place to live!! No maintenance of outside,management will go out of there way to make things harder. Except contractors to block cars,leave glass everywhere, leave materials and food all over parking lot and side walks

This complex is in poor condition. Poorly maintained. Complaints and problems go unresolved with nothing but empty promises. Not worth the ridiculously high rent cost for what is offered. Just about every complex in the area offers significantly more for less.
We've only been here for two weeks. We like the community, but have read some negative and concerning reviews online. We also have heard some complaints from some residents about the lack of upkeep outside, and have heard some very negative comments from other residents about how difficult it is to get repairs done. This worries us, and we hope that our list of needed repairs is attended to within the next week.
We are extremely disappointed with our choice to live here. We moved in May 2021. We were fooled by the size of our townhome unit and price and thought we were getting a great deal. I full-heartedly agree with previous reviews and while my unit did not personally flood, I saw standing water in garden level apartments across the complex. The grounds are not maintained and we frequently see broken glass in the parking lot. We pay pet rent and nothing is done to maintain the 2 dog parks and dog poop litters the grassy areas. The dog park by my unit, used to be grassy, but it is now a dirt pit. The maintenance staff is friendly and hard-working. I feel bad for them as they are clearly overwhelmed and understaffed. For a complex this large, there should be several more full-time maintenance staff. The trash bins are constantly overflowing and full of furniture and junk. Broken glass and sharp objects are frequently scattered around the bin and make it difficult to enter the trash area. The office leasing agent, Kira, is absolutely fabulous and I know the issues with the complex are out of her hands. She is kind and caring. In my opinion, the responsibility lies with the head manager, who I rarely see in the office, and owners. They don't seem to care that the complex is clearly in decline. We have documented and reported trespassers doing hard drugs on the grounds in the daylight and one of our cars was stolen from our parking spot. There has been no effort to increase security or do anything to deter crime. It is clearly increasing and easily researched through the Arapahoe County Crime Map. You can see a pattern of increased crime in the last 6 months. Multiple cars have been stolen from the property and one can assume the broken glass in the parking lot is due to break-ins. Most surrounding complexes with a similar price point have security measures in place and as soon as our lease is up we plan on relocating. We pay too much to put up with this.
This complex is out of date and Im need of serious repairs. All theyve done is paint over mistakes and hide what can be hidden. My water heater looks like its about to fall through the floor that is rotted and broken. The staff is nice but that doesnt fix the problems this complex has.
The location and setting is lovely, but the plumbing and flooding of raw sewage into my basement, and the cavalier mitigation response to it, makes me hesitant to recommend living in this complex to anyone. So does the lack of care about potholes and problems with the paving, it feels like a third-world country every time I drive thru the complex. Over the five years I've lived here, the quality of management has declined very evidently.
For the price and amazing location, Arcadia is perfect! I LOVE the dog wash. The staff in the office are incredibly professional and courteous. Very dog friendly. They do need more grounds/maintenance staff and would be great to have recycling dumpsters.
Love livening here! Super comfortable and quiet. Would highly recommend. The only problem we have is maintenance and the work they do. You end up repairing your own place before anyone comes around to fix it properly and professionally.
We have not had any problems that have not been resolved quickly! Everyone is extremely friendly!! We absolutely love it here!
Arcadia is a good living experience for those that like the quiet, those not as dependable on the staff for the experience, and people with animals. The nice green environment they have developed is great for walking the dogs, letting the cats stay at home peacefully and not bothered as much for your own relaxed living. The timely updates, timely responses from maintenance and the maintenance on the property is pretty average. The office staff will follow up and is much more prompt on the communication. The parking is not the best, very small spots, any of the new big SUVs and trucks barely fit in any spot, let alone your covered assigned spot. Overall a quiet easy going community that is respectable and loves animals.

If you can fix problems yourself, then this is the place for you. I was very happy to live here until my first and only maintenance request in 6 months was an abysmal failure. If you want your apartment maintained, this is NOT the place for you.
so far weve enjoyed our experience here at Arcadia! Kara is our leasing agent and really came through for us when an issue with our apartment came up befor we moved in!! Robert is a maintenance tech here that came to our home when we had heating and plumbing problems. He got the job done quickly and correctly as well as friendly and knowledgeable!!
We love this community very much! Its super quiet and secluded. Staff is very helpful!
I have enjoyed living here at Arcadia. My neighbors are friendly, we enjoy walking around the complex, its close to the highway and stores, and maintenance/staff have been great.
Management is rude and uncaring. They want money but you have to complain multiple times to get anything fixed. Save your money and live somewhere else.

My car was broken into a few weeks ago and whoever I spoke with basically said its not Arcadias problem, I guess our security is not part of the common charges. Its ridiculous hot on the 2nd flood, we were told the ac unit if for an apartment not a house and we just have to deal with being uncomfortable.
Despite the 2 not too serious complaints mentioned above I'm happy with my apartment and do not intend to move

Awful place that is poorly run. When I have confronted the office in the past the managers excuse was she was not informed or had no knowledge, but I do not feel residents should suffer because a manager is not capable of knowing whats going on in the community she is paid to run.
They are Always quick to resolve your issues. I love that about them, not many places are quick to get you taken care of. I am amazed and i love living here!
As everyone else has said the manager is out to ruin your day and gets some kind of thrill from killing joy. When we went to look at floorplans she rushed us through the tours saying she had multiple appointments and when we asked to see other unit of the same floorplan just to pick a better location see looked at us funny and just said there all the same. When moving we found out apartment filthy with multiple broken appliance's. Not recommenced
Arcadia doesn't put customers first. This place is a constant headache and has become very trashy. Make the place look good and start putting customers first. That means not hiking prices so high no one can afford them. These apartments are no different from when we moved in 5 years ago, always have issues that dobt get fixed and we somehow always have to pay more for the same crap. Fix our Quality of life within this complex.
I really do enjoy living here. It's a great place. I really enjoy that it's pet friendly. The pool area is great, especially the two gas grills that are there. The staff have been quick to respond when maintenance concerns crop up. All in all we will more than likely be renewing our lease again. I love the dog wash station and my dogs get good use out of that!!
The staff at Arcadia is always friendly, empathetic and communicative. Any issues I have encountered have been solved promptly and courteously. My roommate and I feel safe in this community. Thank you Arcadia.
