BUGS !!!’ Roaches !! Bats!! Stuff falling apart, cheap concept at this whole place but they want to price gauge you for rent ! No working gates no working pools the staff is awful ! Would never consider going back here ever again
This place is a joke. Management doesn’t care. There are roaches all over, broken AC’s, broken gates, constant construction, crime, and “great” amenities that never work.

Absolutely LOVE my new home! From the awesome customer service at the main office, to the prompt response from the maintenance department I am very impressed with my community overall excellence in customer service. I feel safe, my smart apartment is gorgeous, love the new painted buildings and the beautiful and well maintained grounds. I love calling Arbors my new home! Thank you Lauanda, Vanessa, Omar, Jonathan, David & Rojas for all your help & assistance during my move. Do not waste your time, money or energy moving here. Had a major bug issues, put in a request, and it took them over 3 weeks to acknowledge the issue and that was after numerous emails were sent. When the pest control finally come to our apartment they said the issue had gotten so bad, that it’ll take weeks to fix and they wish the community notified them earlier. To make matters worse, they will not let out of our lease or move units and expect us to live amongst bugs and insects. This is an issue that we are now getting our Attorneys involved with. This has been the worst apartment, and management I have ever dealt with and I highly recommend you rent elsewhere
You can never get anyone to answer the phone on property, crime is rising every day. Can not wait to get out.

****DO NOT let the beautiful look of this place during the daytime fool you as you take your ride to look at an empty unit, and throughly look through these recent reviews!!!!! A lot of the 5 star ratings come from a monthly survey where residents can generate points for discounts, so do not be fooled***** This weekend alone there were multiple break in’s to several first floor apartments AND another resident woke up to her car sitting on cinderblocks with her wheels missing…stock wheels not even anything fancy!!! There were other break ins a couple weeks back as well as a VIOLENT CAR JACKING. Of course there is crime everywhere but is has been alarmingly increasing here and the calls for safety and security have fallen on deaf ears. We pay ALOT of money to live here and we also PAY for the security gate, but it ALWAYS broken!!! People are always driving through the wrong side of the gate to gain access into the apartments…this has almost caused accidents as well as angry confrontations due to residents being frustrated. The lighting needs to be stepped up at this complex. In the courtyard near building 17, someone knocked out the lamp and made the area pitch black (still like that a month later) and coincidentally an apartment was broken into there. I couldn’t imagine being a female coming home late from work or wherever else because there are times when I feel like I am having to look over my shoulders….even while walking my dog now. There needs to be better lighting installed EVERYWHERE!!!! They also need to make sure this place is patrolled by the police department OR hire someone for security to ride around at night. This place was just bought out about 2 months ago…they got rid of all of the former maintenance guys beside a couple (Jonathan is one of the greatest assets this place will ever have) and the new maintenance workers are not friendly at all. You wave to them or say hi and they don’t even acknowledge you at all, it’s just an unfriendly feeling now when you’re walking throughout this “beautiful neighborhood”. Work orders are not being taken care of promptly, calls or emails don’t get answered in a timely manner….but yet they want to start installing smart home technology…how about you work on making sure the residents, who are paying a lot of money to live somewhere nice, feel safe and secure in their own homes.

Safety has gone down the drain. In the past 2 months there have been countless break-ins, car jacks, or tires being stolen. Don’t expect things to change with UDR in charge.. they don’t seem to care about safety or improving the community as there is trash everywhere as well

So far my experience is great. I read the reviews, both positive and negative, and so far my experience has only been positive. None of the negatives have popped up. My apartment is clean, the perfect size, and great location. I love older apartment complexes because they tend to have thicker walls, and this one does. Although my neighbor can sometimes play loud music I can barely hear it, and I already love living here.

We stumbled across Arbors at Maitland Summit by accident while apartment hunting and it absolutely blew us away from the beginning. Its a beautiful community (kept clean, modern renovations) and the amenities almost make me feel like I live at a hotel! The leasing staff was amazing, they showed us around the community and specifically the apartments we were looking at leasing. Its the been the most amazing and smooth move in process, even the lease contract itself was such a quick and efficient signing. We moved in within 4 days of officially receiving our welcome letter and I thought it would be incredibly stressful, but everything was perfectly in place when we got here. We were set up with keys, gate cards and codes, and even a little goody bag! 10/10 I would recommend Arbors at Maitland Summit to everyone looking to lease an apartment.

While the apartments initially present beautifully, it is soon discovered that there were bandaids placed over serious issues. Dated mechanicals, resurfaced failing cabinet boxes, and little sound proofing between units. While I understand not everyone is cut out for apartment living, as a former homeowner, its clear that many of the issues here in the community could have been avoided had issues been appropriately explored and addressed between changes of tenancy.

Arbors has great customer service from the moment I came for a tour. Brandy was super helpful assisting with all my questions and concerns. The community has such great amenities and a nice quiet area.

Great complex to reside in. I can't complain its been great. I been here in Florida for 4 years. I have resided at other complex and this has been by far the best. I will be renewing my lease, my upgrade to a two bed room.

The Maintenance team at the Arbors is first-rate. I have lived here for more than 15 years and have had a number of service issues. The team has been unfailingly prompt, efficient, and courteous in making repairs.

We have enjoyed living here at the arbors till recently due to the lack of urgency and communication in our service request from the front office! The maintance guys are wonderful and do a great job at taking care of the property and the residents. The office staff and management need more training!!

Reasonable rent- nowhere around here is comparable. The leasing and apartment manager are always quick getting back to residents. I love the pools. They remodeled that area and its beyond gorgeous. When I out in maintenance requests they are handled quickly. I like the location. They added a package too. Which I appreciate as well!
