Property Ratings at Arbor Knoll Apartments
My rent went up $300/month last year. They dish out huge rent increases every year. You will get nickle and dimed on sewage, trash, water, even parking. Your forced to pay for parking unless you want to park 3 or 4 buildings away. Front doors have very large gaps causing your DTE bill to be huge. Expect to see very large bugs and spiders inside and very frequently. Parking lot is not maintained well in winter. Several people have slipped on icy surfaces. Large pot holes and dips everywhere. Large standing puddles of water in carports that turn to ice. Pool is frequently closed. Especially Sundays. When it's not you have to deal with the maintenace men learing at you.
Pool is always closed. I moved here in 2019 and have yet to been able to use it once. What a joke.
Lived here for 2 years, biggest complaint is how the leasing office conducts business. Besides that, the actual apartment was nice, and maintenance was good at keeping things maintained for the most part. Favorite part about living here, is that it is a safe neighborhood.
Please don't even think of leasing an apartment here, staff are very rude! They act nice before signing the lease, after the minute you sign the lease they don't care about you. Honestly, 1bhk apartments under the management are really expensive with no amenities, there are plenty of inexpensive apartments available around ann arbor please shop for them.
Parking on the weekends can be a nightmare. No one EVER answers the office phone - you have to go into the office and speak to them face to face if you want anything done. The apartments are old - and everything in it is old. The paint on the walls is cheap and if you try to wipe them you'll take paint off. I doubt any updates have been made since they opened unless something broke down. It's hard to get out of the complex during busy traffic times (morning/evening). The maintenance guys are really nice - that's the only good thing about this place. The office looks amazing - and they're upgrading it apparently. Would be nice if they used those funds towards the actual apartments though! The office in no way resembles what you'll get in the apartments. Make sure you go in and LOOK at a unit before signing anything. The flooring has gaps in random places like the front door - and kitchen. Under the sink in my bathroom is collapsing - I've told them numerous times and NOTHING has been done. The gym is a total joke-half the stuff in there doesn't even work even after bringing it to their attention. Take my advice and spend your money elsewhere.
Have seen this property several times. Have not lived here, however I would have if there was a vacancy. My timing is off. Staff is very professional and informative. Units are large and property is well maintained.
Location was nice being close to 23 but living on Michigan Ave was horrible, constant traffic. Apartment have cheap, old appliances and don't work well. Apartment also has little insulation so my electric/gas bill in the winter is extremely high. Maintenance does a poor job maintaining the outside appearance of the apartments; siding falling down, in desperate need of paint, and covered parking looks like it's about to fall down. But the office looks great so if you go look at it don't be misled by how it looks. Office staff is nice at first but if I question them on something they get defensive and rude. Also, a few months ago the office left us flyers on our door saying that if we proved we left a positive review on an apartment website they would give us ten dollars. So I wouldn't trust any good review you may see. Pictures of the pool also show nice apartments in the background, those are actually the newer condos down the road. For what I'm paying to live here, I would say it is not worth it and can't wait to move out.
