The property itself is amazing. Probably one of the better properties if not the best that we toured. The units are just right for us. The views are great and the atmosphere not only outside of the building but inside are exactly what we were looking for. The staff was great! Not let’s say “pushy” and felt like we were able to make a genuine connection with them. Overall a great experience and look forward to being here.

The building was beautiful, but most importantly the leasing agent, Kat, was awesome!! She was super friendly, funny, and made the tour seem as if a friend was showing us apartments. Although we didn’t end up with this building due to personal reasons, I would definitely recommend seeking her out if anyone was interested in leasing here. If we had not gone elsewhere, we definitely would’ve leased here because of her.

Top notch amenities, amazing location, the building is amazing and beautifully maintained. What really sets Alluvion apart from the rest of the buildings is the office team. I’ve lived at The Alluvion for over a year now, and it’s been an overall fantastic experience. The amenities here truly set it apart, which include a steam room, sauna and massage chairs. The pool is lovely—getting plenty of sun throughout the day. The common areas are well-maintained, with a modern interior design. I appreciate the clean and welcoming vibe throughout. The neighbors are friendly, and there’s a strong sense of community, which makes living here feel more like being part of a neighborhood than just renting an apartment. One feature that I especially love is the on-site hair salon. It’s so convenient, and the stylist/colourist is top notch. Living here at the Alluvion is like waking up to a luxury vacation every day! The amenities are by far thee best in the South Florida area between the infinity hot tub, resort-style pool & endless community areas as well as steam room & sauna. Not only do they have amazing amenities & features, but the staff makes it feel like home. The entire staff made the move in process seamless. Marilou, Mauricio, Roger, & Luis are extremely helpful, friendly & truly make you feel like you are family. The Maintenance Team is fantastic, quick to respond, & have stellar craftmanship. Saving the best for last - the Alluvion is extremely pet-friendly! They even have their own pet spa & doggie park which makes dog mom life extremely convenient. Overall, I am super happy here & love that fact that I can walk out my front door & be directly on the beautiful Fort Lauderdale Riverwalk! Highly recommend!

Worst leasing experience ever! I called multiple times over the course of a week, but they never answered. When I left messages, they never returned my calls. I scheduled a tour and received an email confirmation, but when I arrived, they said they couldn't accommodate me, even with proof of my appointment. I can only imagine how poorly they handle things if you actually move into this building. The leasing agent had zero respect for my time and schedule appointment. Also there is a new construction going on right next door so I'm assuming tons of noise cause of the construction.

The building is in a great location with very nice amenities. However, rules are not enforced, residents aren’t respectful of their home and common areas, pets run wild, management doesn’t address ongoing maintenance needs, the package delivery and box removal service is a complete joke and the people in the office don’t seem to be helpful.

Alluvion Las Olas has redefined downtown living. It is more than an apartment building, it is a lifestyle. There is no doubt, the amenities are by far the very best. Alluvion, nice building, yes, but poor service and attention to resident needs, security continues to be an issue, no solutions provided, lack of follow up and transparency in communication has really caused people to question whether this building is still on of the best places to live in Fort Lauderdale or has turned into another average apartment building to live in.
