Property Ratings at Alderwood Heights
This apartment can be summed up in 3 D’s: Dark, Dirty, and Dishonest. Don’t be fooled like we were—the location and surroundings might seem appealing at first, but living here was a huge disappointment. The low-rating reviews are spot on. Management tries to boost their rating by pushing residents to leave positive reviews, but the reality doesn’t match the hype.
Complex is almost 40 years old and has been updated on the outside several times. Yes, it's pretty on the outside. Don't be fooled. Only a few of the units are really upgraded. The rest have tubs that have been re-enameled cheaply and are peeling, kitchen counters that have spray painted are are also peeling, carpeting installed so it frays at the ends after a couple weeks. The ONE closet inside the unit is half taken up by the water heater, so barely any storage. Huge turnover in staff. I've been here 10+ years and know no one anymore. It's gotten to the point where I don't even want to call maintenance. I was excited to finally getting the 20 year old refrigerator replaced and even moved it as far as I could myself to sweep under it. I got it out maybe 6 inches and met resistance, so stopped; but when their guys came in and yanked out the 20 year old refrigerator, the feet caught on the triple layer of vinyl from other badly done vinyl patch jobs and they ripped the flooring. They blamed me for them damaging the floor. Document EVERYTHING or you WILL be charged for ANY act of kindness. Other annoyances: They charge $40/mo pet rent PER PET on TOP of Pet Deposit... for an apartment I'm already paying over market for! Valet trash no longer picks up every day and it's hit and miss when they do. Heaven forbid your bags are the wrong color. Sprinklers left on in cold weather so that the parking lot is a sheet of ice. Their solution was to put up little yellow caution signs warning you of slippery walkways. My rent has more than doubled since I moved in with NOTHING to really show for it that doesn't add to the exterior appeal of the building. After 10 years they refuse to repaint the interior and want to charge me for touch up paint when they were the ones who destroyed the paint and window sills when they replace the windows. Down the street I can get a brand new apartment with more storage and closet space, hardwood floors and granite counters for what I pay here. The only reason I've stayed this long was Pioneer Park is so convenient. I'm DONE. I will NOT be renewing.

This rental property has the most greedy and liar staff in all rental properties around Lynnwood. Don’t ever ever move here. If I could give a negative review, I will give them negative 5 star. They will decieve you by showing a model unit, but they will give you crap. I will campain against this property to all the people I know. The unit they gave us is defective and not ready, so we decided to terminate early, they took our money and charged us the repairs existed when we moved. Don’t ever try to move here.
We put the deposit down on the apartment and heard nothing from the complex until I contacted them the day before we were supposed to move in. They told me they had been waiting around for us to call them to schedule signing papers and such. After we took possession, all the maintenance issues began: - There was a large area of mold in the floor between the bathtub and toilet, and behind the toilet. I notified them on a Friday and asked for maintenance to take a look as I wouldn’t be moving in for another week or so. Almost one week later while moving in, I noticed nothing had been done to the area. I called them and they told me they didn’t know what happened but maintenance wouldn’t be in for another half week. I told them that was unacceptable and I was not going to be moving my baby into a bathroom with active mold. They called me back and scheduled a replacement of the vinyl for a few days later. We had to live with the mold until then. - The lower cabinets in the kitchen were infested with gigantic ceiling spiders. At least one in each cabinet, and up to three in a few. I called the office and they refused to send the cleaning crew back out, even though it was clear the cleaning crew never even opened the cabinets as there were established spider webs over the openings and there was still Contact paper down from the previous tenant. They offered, instead, to send pest control out to spray poison in the cabinets. In the cabinets where I would be placing the pots and pans and dishes I use to cook with. In the cabinets that I would place my baby’s food in. I declined and although I am severely arachnophobic, I cleaned out the spiders myself, along with a lot of dirt and grime. There is a substantial amount of water damage in the cabinets as well. - The paint on the bathtub began coming off with my first shower. They advised that a resurfacing would mean I would have to stay out of the apartment for a few days. Obviously, with a baby and a roommate, this is not going to be possible. - Whenever I take a shower, water leaks out of the bottom of the bathtub and dissolves the caulking. Who uses water-soluble caulk on a bathtub??? I left a VM for the office a week ago, they have yet to return my call. - There is a lot of mold and mildew in the dishwasher that I tried my best to clean off, but it is living in the rubber seals around the door and every time we run it, more loosens up and flies around and covers our dishes. Covers my son’s bottles.
