Wish I could give them 0 stars. Absolutely DO NOT RENT HERE. You will regret it. Absolutely terrible management, maintenance never fixes anything, front office is rude and the manager is absolutely disrespectful and unprofessional. Units are infested with roaches, bugs, complex randomly shuts off water without saying anything. DO NOT RENT FROM HERE, STAY FAR AWAY! 0 STARS!!!

Should be no stars. This place is terrible from their unprofessional and inexperienced staff that changes every other day. To the sorry maintenance men they hire who do nothing but mark work orders as complete that have never been actually taken care of and last but not least RATS. RATS. RATS. ...RATS. We've been dealing with this rat problem for months now and we've been getting told someone would be out too are apartment and have yet to get any help from this no good company. Stay away from this place don't let this get you like they got us.

Apartments are old and not well maintained. Management company changes constantly. A very sad place with nothing to offer pool is never open, gym is a joke, security gate does not work, placing a maintenance order is a waste time maintenance order get deleted by management. Rats and cockroaches infestation, trash all over, parking lot is like you live in a construction side. Two years living here, dishwasher doesn’t work, lost count how many time request to be fixed and orders either get deleted or marked like fixed but nobody showed up to the apartment. Every month the amount of rent is different so forget about having peace of mind and setting up direct payment. Is just a hell of place can not believe I just renewed lease please do not make the same mistake of you are on your own!

All amenities are never available. Trash is constantly overflowing. Front gate has never worked, cars have been broke into. Maintenance is useless, manager is rude and negligent. Rent is being raised yet 75 percent of the gym's machines are broken, the pool doesn't open until August and the front office is never available. Very poorly managed...

Disrespectful leasing Manager and assistant manager. Every other day you have a water lock off. Had a sewage leak and reported it online they did not fix it and put the request as fixed, they also delete your service request. Apartment has gates that you receive gate codes and cards for that is never closed. My car got broken into twice! No security cameras no functioning gates no security no form of secureness whatsoever. The pool opened at the end of summer and the best days of summer it remained closed citing it being serviced. Roaches and other insects!!!!!

DONT LIVE HERE. Wow where to start. There is trash piled up by the dumpsters. The valet trash service which is supposed to come every day comes at best twice a week. I was told by advenir management they won’t fix my broken door after begging them for six months to fix it. They just stated, “oh we don’t fix doors”. Excuse me- I pay for this apartment and you won’t fix a door that leads to the outside that was broken by weather? They do not call back. The community manager is NEVER in office. They have new staff every month. They don’t answer phone calls, they don’t return phone calls, they don’t answer emails. I had an overflowing sink and emergency maintenance never showed and then I had to go to the office every day for week to come fix my kitchen sink. All they had to do was make a ten minute phone call to a plumber. DO NOT LIVE HERE. I have never felt so mistreated by an apartment in the ten years I have been a renter.

Apartment has been flooded for over a month along with multiple other issues would not recommend

It becomes really difficult to stay at a place with lot of roaches issue and water cut

Winterset at East Cobb is a fantastic community with exceptional staff. There is a lot of love here. Everyone is very mindful, helpful, and considerate to one another. At no point have I experienced a single negative situation here. Any inevitable problems or issues that occur are worked around and fixed as quickly as possible. This is quite literally the best apartment community to which I've been a member. Thank you all for all of your hard work, positive energy, and for genuinely caring about this community!

Unfortunately the property has switched management several times over the last 4 years and hasn’t done their due diligence along the way. When I received two water bills this month, I called to have the second removed (after emailing with no response). They said I didn’t pay the previous month because it went to...my former roommate...who moved out in June of last year. The current lease doesn’t have her name on it. So here we are 9 months later with fees going to the incorrect tenants, no willingness by the business to OWN that mistake and waive the standard fee, and an attitude from the property manager.

If you are on the fence about this place, please let me be the one to help you. This place has been a disaster since I moved in, and unfortunately I am locked into this lease until August. First off, I was lied to from the start. I was moving from out of state, and so I needed 100% honesty over the phone Since I couldn’t visit in person. I was shown pictures of a different until of course... promising it would be the same. I agreed on a screened in patio below terrace. This for whatever reason has no fencing like the picture showed, so I cant keep my dog outside like I wanted to. I was also told it was dog friendly with plenty of accommodations and a dog park that they would not show me pictures of... probably because it's not even a dog park. My large dog can jump over if he wanted and the other can squeeze right through the fencing... but the child's playground is a chain linked fence so that makes sense. Also there’s no dog trash cans around.They'll turn off your water all the time. And also you pay for things like pest control and trash valet, but the valet only comes sometimes and there's bugs everywhere. Its a joke. Also just about everything came broken in the house - but I'm sure paying as if its not! And also they don't accommodate with issues. If the trash doesn't come that's my problem... and I'm supposed to put the trash back in my house. No compensation. This huge package also came in that was for another resident... so I called the office to tell them so they could get it before Christmas. They don't care about their residents though so the package is still outside my door. Even though this is a place I LEASE and situations like this are not my problem - but there's. They'll respond to this asking me to call them but nothings going to change. I could go on with more, but to close out this place is the definition of a joke. Just waiting for the place to have an overall review of one star. Just a matter of time.

The only reason that I did not give a 5/5 is because there were some delays caused by my assigned apt not being ready. Other than that I felt that everything went well. The rental agents and managers were nice and professional. They were also compassionate to my needs and requests. The rent is a bit pricey, but attribute that to Suntrust Stadium being a few minutes away. However, if you need fast and easy access to I-75, this is the place. The apts are spacious, the complex is clean and quite. I moved here in Sept. 2018 and so far I love it!

I just moved into Winterset at East Cobb last week and my move-in experience was nothing short of exceptional. Every part of the move-in process, from touring vacant units to signing final documentation, was so smooth. Lyrica, one of the Winterset leasing agents, was very responsive and always had a smile on her face. Oscar, the maintenance manager, had the apartment interiors made flawless and ready ahead of schedule. And last but not least, Chris, the property manager, really made me feel at home and a part of the Winterset family. I'm living in a 1/1 and love the hardwood floors and kitchen! The fireplace has also been a nice touch, especially during these cold fronts.

Horrible experience, The appartment doesn't look like the pictures at all, worst maintaince ever, show up late for emergency or no response at all, the enter the appartment with no notice, even if I put NO entry unsupervised on the the request.. And gates never worked, no security what so ever....

These apartments are beautiful and even better on the inside. The hardwood floors give it a nice charming look ,and you have to get one that has the inside sun room. It's nice and quiet, and the management here is unbelievably nice and fast. They embrace the community by hosting community events and participating in food drives. It's a quiet area where anybody would be lucky to stay. The gate doesn't close, but it doesn't need to because the through traffic is high, but it's still a safe neighborhood.

I do not recommend this place. The apartment complex is alright, though it's quite old. A lot of work is needed. Maintenance is quick, but will sometimes leave repairs incomplete (had a hole in the bathroom wall for over 4 months). Be wary if you have pets that are not dogs. You will still be charged "pet rent" but it will not count to any of the amenities that dog owners get. It will not count towards any damage. Just an additional $100 a year for nothing. The $300 pet fee also counts towards nothing in the apartment. The management never provided my full lease, and never showed me the apartment prior to moving in. I was assured "vinyl throughout" like the show unit, but on move-in day I was given an apartment with carpet and unfinished repairs. Now I am being charged $695 due to damage/replacement. My neighbors were the best part of this complex, and it's the only thing I miss about it. The one star is for them.

Our bathroom had a leak inside of the wall. Yes, you heard right. They had to go behind the wall to fix it. Took them an entire month to do that. We are not saying that it should have been rushed or anything. Just telling you how long it took. While waiting for that to happen, our entire apartment smelled like sewage! And the carpet in front of that bathroom was soaking wet. How? No idea. Think we would get some money taken off our rent for the inconvenience right? Nope. To top it all off, the ceiling above our kitchen sink just started leaking two days ago. DO NOT MOVE HERE!!! These apartments are holding on by some duck tape!!!!! I wish I could post videos and pics.

During my time at the complex, I had multiple issues. The apartment they gave my roommate and I was not what we were promised in the slightest. They apartment had a ton of maintenance issues upon move in, including a mold problem. The management is non-compliant and frankly unprofessional. I would not even consider renting with them again. Save yourself the headache and go elsewhere.

I moved in at the end of June and I was EXTREMELY disappointed on my move in date! I was able to see my apartment before moving in and assured everything would be ready upon my move in date. When I came to move it my apartment had dead bugs everywhere, none of the appliances were replaced like I was told, and the bathroom toilet had dried up urine all over it (it was disgusting!). I of course went back to the leasing office and I didn't act up because that's not my nature but I felt like the office staff was annoyed with me and I didn't feel like they really cared once the lease was signed. I had to ask multiple times for a copy of my lease and still didn't get the entire thing once they finally gave it to me. I understand this place is under new management and they are trying to get everything in order but I was disappointed in how my entire process went. I didn't and still have not even received a proper walk through for my apartment. There is always noise over on my side of the complex because of the construction going on with the apartment upstairs, frankly I am not enjoying living here and I wished I would of looked around some more before making the decision to sign the lease here. All I will say is really make sure you do your research before you get yourself stuck in a lease.

The management at this complex is so incredibly poor and useless. Maintenance issues have to be put in multiple times before actually being fixed properly. The gate was supposed to closed March 21 and it's now the end of June and management has given no update about it. There is a roach infestation and nothing ever works. Do not live here. Do not even consider living here. If I could give zero stars I would. Poorly managed, poorly built, poorly repaired. 0/5 stars.

I was disappointed, the residents prior moved out 7 days before I moved in. I did not get the key or was able to see it until my lease date. The cabinets, appliance the bath room faucets were all old. They just sealed the sinks and bath tubs so I had to wait 2 days to use anything. I was very un happy on my move in day. There are so many things that could be added but not enough space.

This complex is old--estimating it was built in the late 70s/early 80s. It has old building problems--foundation is leaning, windows need new seals, old water heater...so that's a negative. The positive here is that the staff knows that they are dealing with older units, so they are very prompt with the response to maintenance issues. They are also doing a lot of upgrades to the property, so the newly renovated apartments look great. They are a tad overpriced--lipstick on a pig is just a pretty pig at the end of the day--but the neighborhood is fairly quiet and centrally located.
