Adiamo Palm apartments has been such a treat of an experience so far - I moved in on March 8th 2025. Eric was the gentleman who helped me check in and receive my keys and was pleasant. My apartment was very clean and the inspection walk through was passed without any problems. The apartment has upgraded blinds and you can tell the cleaning crew did a very thorough walk through. Trash seems to collect fast over the weekends in the dumpsters but other than that, it is a beautiful community and very calm. The apartment I am in is right off of the entrance of the gate and I don’t hear much traffic noise or commotion through out the day/evening.

The built-in apartment Internet Service Provider is not the best, service drops multiple times, customer service is poor, and doesn't match product tier commitments. The rest of the apartment is great from leasing to maintenance and amenities. Recommend to young families and professionals. A quite community that's respectful and polite.

Tia has been very kind and helpful. Other than that, parking is very difficult and we still don't have our microwave. The grounds are nice and the community is quiet. Pool area is relaxing.

Refrigerator doesn't work or the dishwasher. The master bedroom bathroom wasn't clean. Overall descent place but already having work orders on first day of move in not a great look on the apartment itself.

It's an ok place to live. There are a lot of problems with the amenities and they are closed a lot. Because of that and the quality of the apartment I believe it is over priced.

I love the layout of my apartment and that my parking spot is right outside my door. I haven't used them but the option to go to the pool or out nicely set up fitness center is great for the rent!

I have been here 1.5 years and have seen the ongoing improvement in care for amenities, the lawns and the general appearance in general. I love how all the residents here greet each other and the office staff always greet you with a warm welcome and always available and responsive with any questions and or concerns. Don’t get me started on the maintenance staff, they take care of things in a timely manner and ensure it is fixed in its entirety. I will renew my lease once again.

Overall has been a very good experience. Gates have been broken on and off for years and that is the only negative thing. It is quiet here most of the time and have never had any issues with the neighbors.

Lacking quality care. Does not feel luxurious. Maintenance can take 2weeks to 6weeks to complete an order. Most of the time maintenance is not done right the first time. Gym is limited and small. There is RATS AT THE COMPLEX. The “gated community “ has had broken gates for 3 years or so! Bbq grills have to be worked a certain way. Front desk has a high turnover rate. Lots of rules: no floating devices in pool, can’t park backwards, nothing on patio besides patio furniture and must submit orders monthly for paid pest control.

Lengthy time to get maintenance issues repaired. Neighbors are loud, can hear through walls. Community area clean, but repairs are needed on grounds. Good location.

The leasing office workers are very nice and easy to talk to. I have also had a good experience with the maintenance personal. But, having to use Century Link is 100% unfiltered ***. Its awful and not being able to use other providers is archaic. Plus, the cockroaches are disgusting! Impossible to get rid of and im aware they come up from the sewers. Please get rid of that internet contract! I hate Century Link!

Great place. Quite! Maintenance Dept always quick. Nice neighborhood! Great SCHOOLS! Staff is friendly. Layouts are nice. So far very happy here.

My experience have been good, except a couple of years when we had a Manager who was not very good, l am happy living there, it is Beautiful and well taking care community and very safe

The community is amazing! The parks and pool are always up to standard. The staff is super friendly and always around when needed. Overall it’s been a great experience.

She is constantly smoking leaving an awful smell, will knock on your door randomly asking hostile questions about your neighbors after hours, has removed several very large shade trees and cut many of the other trees that provided very pleasant atmosphere to the complex to near-death. Hostile to any decoration. Imagine a busy body HOA member and you understand who she is. Her husband is the assistant property manager and is great great, very helpful and friendly. New maintenance staff does a good job if sometimes slow to respond but are thorough and friendly. Other staff are okay.

• MAINTENANCE IS SUPER SLOW. • The staff is very rude. • The Apartments walls are not heat isolated which results in high temperatures inside the apartment. • Very old and used dirty carpet. • The pool is always dirty and under maintenance. • They force you to pay for pest control, but the RATS are everywhere. • People let their dogs swim in the pool.
