Located in south-central Indiana, Bloomington combines college-town energy with small-town appeal. As home to Indiana University's main campus with its 45,000 students, the city offers rich cultural and educational opportunities. The downtown area features both contemporary and historic buildings, anchored by the limestone Sample Gates that welcome visitors to IU's campus. Housing options include apartments near campus and residential neighborhoods throughout the city. Currently, renters can expect to pay around $1,116 for a one-bedroom apartment, with rental rates showing a modest annual increase of about 3.3%.
Bloomington's dedication to preserving green spaces earned its Tree City USA designation in 1984. The B-Line Trail connects downtown destinations, while Griffy Lake Nature Preserve and Lake Monroe provide hiking trails, boating, and fishing. Cultural attractions include performances at the restored 1922 Buskirk-Chumley Theater and exhibits at the Eskenazi Museum of Art.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Acadia Court
Only lived here for nine months and the problems started before I even moved in, when they changed my apartment a couple days before I moved in to an older one. The apartment is all around dirty, I had a huge problem with centipedes, spiders, and mice right away. My unit also had an attic in the bathroom that I was not made aware of. It was completely filled with bugs and that's where I think many of them were coming from. They charged me so much money to move out early despite how much notice I gave them, and then was alerted to an apparent case of "unpaid rent" that they were trying to collect from me. Upon looking at the dates, they were attempting to charge me for months that I wasn't even living in the apartment. I contacted the property and gave them all the evidence that I had paid everything, never received a response from them, but got another notice saying the account had been canceled in the office. I still don't know what happened here because the property never communicated with me why they were trying to collect this "debt" that I couldn't possibly have owed. I assume they thought I would just pay the amount since it wasn't huge and it was an easy way to get an extra couple hundred bucks from an old resident to avoid being reported to a credit bureau? Lastly, shortly after I moved out they bombarded me with calls about my keys not being returned and that I had to pay for them since I lost them. This wasn't true, and I told them if you have my move-out paperwork you have my keys because I gave you everything at one time. They stop contacting me and then weeks later I get an email saying they found they keys. Overall, don't move here if you want a happy and peaceful existence because it seems they will do whatever they can to make sure you don't have one.
I wish I could give a negative score. Not sure where the photos that listed are from-the apartments are very old and look it. Cabinets are the old fake wood with some sort of fake wood looking cover on them, counter tops and floors are very outdated. The management is poor, unfriendly and hard to reach.
Very nice office staff, but that’s the only thing this property has going for it. This is one of the most expensive places in the area for what you get. No in-unit laundry, no dishwasher, and only a single HVAC wall unit, no central air. They charge fees on everything and take forever to correct unjustified charges. I would sooner live in my car than move back into this apartment.
Photos show nice modern apt with flowered landscape. It was neither. Inside was clean but old/smelly. Bad curb appeal.
anyone in town will tell you acadia is one of the worst places to live! they will evict you if you are a few days behind on rent. they don't keep up the grounds or the apartments. it's dirty and has a negative vibe. we had the swat team with guns trying to get our neighbor out one night. we lived there during a desperate time and left as soon as we could! Elon mngmt is AWFUL all around.
Acadia Court has just what I was after. Quiet environment in the heart of town. Great neighbors, we'll kept lawn, responsive and professional office staff. Close to the YMCA, Bryant & Winslow parks and shopping. My son and I are very happy here. Acadia won't disappoint you!

I have lived all over Bloomington, and Acadia Court has been a very good experience. There is easy access to the management whenever you need them. It has been great to see my dog happy with all the space to walk. After going through many absentee landlords, Acadia court has been a nice change.
