The home sits on a spacious double city lot (50' x 150') with mature landscaping. Outdoor amenities include shared garage space, a storage shed, and two off alley parking spots. Lawncare is provided. A large unfinished basement offers excellent storage or hobby space (not for sleeping—no egress). Gas forced air provides primary heat. Tenants pay gas, electric, water, and any optional services. Move in costs include a security deposit equal to one month’s rent. Last month’s rent is collected in two installments—half in the second month of the lease and half in the third. A maximum of three adults may reside in the home. Applicant Screening Criteria All applicants must have verifiable monthly income of at least 2× the rent and a minimum credit score of 700. Positive rental history and satisfactory background checks are required. Criteria are applied uniformly in accordance with Colorado fair housing laws.

Tucked in the foothills of the soaring, rugged San Juan Mountains, Downtown Durango has a long connection to the Rockies. It is the forest headquarters of San Juan National Forest, a vast area covering almost 1.9 million acres.
