Kitty corner from Goodys Market This 1 bedroom 1 bathroom duplex sits on the corner of 39th street and Kauffman Ave. on the south edge of the Lincoln neighborhood. It is directly on the bus line and close to everything downtown without being "in" downtown. Off street parking available The unit includes a shared basement area with washer and dryer hookups (washer and dryer NOT provided, bring your own if you like) as well as water heaters and electric furnaces. This common area is shared access with the other tenant as well as acts as storage for the property owner. Water/Sewer/Garbage are paid by owner. Recently remodeled and updated bathroom. Hardwood floors in bedroom and living room. Includes stove and refrigerator. Offered as a 1 year lease. 1st and last months rent due at signing plus $700 Security/cleaning fee (non-refundable) There is a $40 application fee per adult 18 years or older paid directly to the screening service. Each adult must fill out a separate application and pay accordingly to the screening service. This process is done entirely online via erentpayment or rentspree, you will receive an invitation to apply via email after you have physically toured the unit and then provide your email address. We will also accept a current "Comprehensive Reusable Tenant Screening Report" provided by applicants. PLEASE NOTE: We do a full screening on all applicants via a professional Screening service. Screening will attempt to verify information via reports from credit bureau(s), criminal history reports from one or more jurisdictions, income verification by contacting current employers or otherwise validating income declarations by applicant, as well as contacting references including past or present residences. Requirements listed below are not negotiable, no exceptions. Please don't ask. a valid/ current "Reusable Comprehensive Tenant Screening Report" may be excepted if it is less than 30 days old. Minimum Requirements to qualify : o Satisfactory Credit Report and Background report (no collections or excessive past due activity); o No Bankruptcy o No High Risk Credit Ratings (FICO 660 or above) o No Collections o Prior Tenancy(s) : o No prior "Unlawful Detainers" (evictions) o Good standing with previous residence(s) o Minimum monthly income (this will be verified by the tenant screening service and /or by providing agent with proof of income documents). o Verifiable take home (after taxes etc.) income of at least $2725.00.00 per month ($32.700 per year 2.5 times monthly rent) o Criminal History report : o Upon submission of the rental application and screening fee, The screening service will conduct a search of the public records to determine whether the applicant or any proposed tenant has been convicted of , or pled guilty or no contest to any crime within the previous seven years. A conviction, guilty plea or no contest plea for any felony, or any misdemeanor involving theft, dishonesty, assault, intimidation, prostitution, drug-related or weapons charges, obscenity, sex crimes and / or child sex crimes shall be grounds for denial of the application.
