Lakefront townhome in the highly sought-after community of Coral Lakes - The Gables with 1 spacious bedroom, 1 & 1/2 baths, 1 large walk-in closet (upstairs), 1 linen closet (upstairs), 1 closet (downstairs), 1 pantry/laundry closet (downstairs) - all totaling approx. 900 sq feet in a very centrally located, quiet community. Townhome, has a private, fenced-in front patio area overlooking the fountain of the community lake, is within steps of the pool and racquetball court areas, plus there are no upstairs nor downstairs neighbors since all the community apartments are on the ground level. The reserved designated parking slot for this unit is also within steps of the front door. The townhome will feature remodeled bathroom vanities, mirrors, and faucets, is tiled throughout the entire first floor of the apartment, has a wood staircase and wood floors upstairs. Amenities include private washer/dryer inside the apartment, one designated parking spot that is footsteps away from the front door (must display valid community parking permit on vehicle), lots of guest parking spots (which must also display a guest hangtag on vehicle), community pool, racquetball courts and beautiful walking areas with lake views. The community of Coral Lakes is in a magnificent location near major highways (including the FL Turnpike, 826 & 836), Walmart, Sam's Club, International Mall, Dolphin Mall, Mall of The Americas, FIU, near Doral and Fontainebleau areas. It is also within a short walking distance from Publix Supermarket at Fountain Square and public bus transportation. Townhome will be available for move-in Sept 1st – 15th (depending on remodel job end date and when the new prospective tenant is approved to move in by the association) and will require a signed 1-year lease agreement. New tenants will need to apply and qualify through the community association, which will do a complete background and credit check of every occupant. The association clearing process may take up to 25 business days (not including holidays nor weekends) but have had prior tenants get approved within 5 business days. Monthly rent will be $2,200. To move in, you will need to pay First Month ($2,200), Last Month ($2,200), and a $1,500 security deposit (totaling $5,900). The $1,500 security deposit portion will be returned after the tenant has met all the lease terms (including a 60-day notice after lease expiration), is fully moved out, has cleaned the apartment and an in-person walk-through between the owners/tenants has been satisfactorily completed. There is a non-refundable community association application fee of $175 for married couples (with marriage certificate), or $150 per adult applicant (i.e. $300 for unmarried couples), plus a resident parking decal and/or a visitor hangtag fee. Owners are seeking max two adult non-smokers with no pets. Only prospective tenants with no history of eviction records, solid personal background, clean police report search, proof of income and good credit history will be considered.
