Detached (separated building from main house) Guest House, High Ceilings, Loft, Patio Deck & BBQ area with outside Faucet /Sink, Trash. Private Parking. The driveway double gates open electrically with a hand/remote opener and has a battery back up in case of an electrical outage. This Guesthouse has Air Conditioning, it is very secure and somewhat newly built in the West Hollywood Hills, has security gates and is in an extremely nice neighborhood. The neighbors are simply excellent in every way. The Guesthouse has Fire Sprinklers above the ceiling that have been inspected & approved by the Los Angeles Fire Marshall and the City Building Dept. It also has High Grade Copper Plumbing throughout the building including hot/cold water pipes providing a clean supply of water. In addition, a special Neo Life/ MultiPure water filtration system that provides excellent drinking water in the kitchen with its own faucet/spout installed. The kitchen stovetop has a powerful downdraft vent system. The Guesthouse is situated in an area with trees and privacy and is on 2 flat (level) lots, the main house is on the other lot. The interior is very clean. Beautiful spacious bathroom with Marble shower/tub area & Marble sink counter top. The bathroom also has a night light, heater & vent system in the ceiling --and it also has an entry / exit solid core wood (all doors not hallow core) door. The main interior wood and cabinetry throughout the Guesthouse (categorized as a natural hardwood) is Maple Wood. Surround sound system installed in the walls for music with muilti-amplifier & CD player, ready to use. The amplifier also allows music to be played on the outside patio/deck with high quality speakers inside & outside, by pushing a button. The ceiling is 12' high with recessed lights and also has special low-voltage recessed lights, all on dimmer switches. The walls are extra thick construction (not common) with special insulation and energy efficient insulated duel-glazed windows throughout as well as dual-glazed Entry French doors. The included large New Flat Screen TV is on a specially designed solid Maple Wood built-in platform above. —Patio Deck, Pool and BBQ area (as shown) are to some degree, shared w/ main house (mostly used for the Guesthouse).
