Located in Rockland Park, this growing community offers scenic walking paths and green spaces. It's a short drive to amenities, 3 minutes to scenic walking trails and parks, 5 minutes to Stoney Trail for easy city access, 12 minutes to Crowfoot Shopping Centre, Market Mall, and Winsport, 15 minutes to the University of Calgary, 17 minutes to Tuscany CTrain Station, 18 minutes to SAIT, 20 minutes to Downtown Calgary, 25 minutes to Calgary Zoo, TELUS Spark Science Centre, and Calgary International Airport. It also provides quick access to major highways for getaways to Banff, Kananaskis, and Canmore. This is a basement suite, and there may be some noise from potential upstairs tenants. Smoking, vaping, and e-cigarettes are strictly prohibited anywhere on the property, and a CAD 250 fine will be charged if there is smoking with the migration of smoke or smell of smoke from the unit.
