Property Ratings at 820 Michigan by 3L Living
The building is in a great location, with easy access to Grant Park, the lakefront trail, transportation, grocery options, and plenty of restaurants in the South Loop. It's also nice that the property has an Amazon locker, a small fitness center on the highest floor, and a rooftop deck. I had no issues with bugs in my apartment, which is a plus. That said, there are some drawbacks. I made multiple complaints about loud noises late at night, and about the smell of smoke coming from nearby apartments. The dishwasher did not work for at least the first month that I lived here, despite multiple attempts to fix it. We experienced changes in management during my time here, and management did not always communicate clearly, particularly over e-mail. The gym often did not have cleaning wipes available. Also, the gym is small, meaning that you can get your workout in, but not always comfortably. If I were to move back to South Loop, I might choose the same building if I needed to stay in the same price range, but would be eager to find another building if I could spend more on rent. My experience here was more positive than negative, but was not ideal.

I have been a resident of 820 for over 2 years and this property is a hidden gem of Chicago’s south loop. Being a historical landmark and having updated appliances and amenities is a great combination that provides residents and visitors with a unique experience of culture and upscale living on michigan Avenue. Not to mention the complimentary rooftop yoga classes free for all residents. You can’t beat this experience for the price you pay anywhere. Don’t take my word for it.. come see for yourself!

This is a fun building which has a rooftop yoga class every Saturday which is open to all residents The yoga instructor and fitness staff are very nice and welcoming This rooftop yoga class also gave me the opportunity to meet other residents in the building and make new friends. The Rooftop yoga class provided by 3L Living is a great addition and provides community engagement for new and tenured residents.
This was an office building converted to apartments and it shows. Paper thin walls you can hear your neighbors crystal clearly through. Plus there has been never ending, loud construction starting at 7am for almost 3 months with no notice. Avoid!!

This building, previously owned by Johnson Publishing, has a Chicago Landmark designation. I've lived here for almost a year now so here are the pros and cons: - My east unit faces Grant Park so the view is great. - This mid-rise is perfect for those who don't want to live in high rise buildings. - This location has a very high walkability score. - All the staff (Jack, Josh, Brandon, housekeeping and maintenance)I have come in contact with are friendly and helpful. - My studio unit is very small (less than 350 sq ft.) but it works for those who want a minimalistic life style. - The walls are very thin so you want to have good neighbors. - No in unit washer and dryer - You may have to get used to street and siren noise.

I originally planned on leaving 4 stars as a review of this property (great rooftop lake view, modern apartments, but very few amenities compared to other South Loop apartments). But on this day I can only leave 1 star. My lease was set to end on 6/30, yet we began moving out on 6/28 (apparently so did several other tenants which ended up being a headache as the property manager did not schedule a block of times for everyone). We informed the property manager that we would retrieve our remaining items that would not fit in our truck on 6/29 and he responded confirming. We arrived on 6/29 to find the apartment repainted and our items GONE. After back and forth emails, the property manager stated our belongings were thrown away (yet he knew we were coming back) and informed me that I could retrieve them myself from the dumpster as the trash was still onsite. We've asked to be reimbursed for our items that were thrown away, namely toys, books, and paint materials that belonged to my son, and we continue to get the run around. The property manager and regional property manager from 3L Real Estate lack communication, logic, and care. It is not worth staying here if you have to deal with them on a regular basis.

My roommate and I just visited the apartment, we haven't even moved in yet, but it's truly everything we've been searching for. It fits our price range and everything is remodeled and new. It is at a great location near campus and it suits our needs as a comfortable, safe, clean, and simple place to live. There are many perks like a free gym and free storage and a very orderly package system. Everything is very new and the management seems very respectable and friendly. Overall, we are very excited and it was a great first impression!
