EMPLOYMENT HISTORY/INCOME: For verification consideration you must submit copies of your 2 most recent pay stubs, and/or copies of government, pension, or valid program funding. If selfemployed, you must provide signed copies of the last two years' tax returns and the last 3 month's bank statements. History of acceptable level of income must cover the previous 24 months. Rent to monthly gross income ratio: 30% Debt to monthly gross income ratio: 40% Income must be verifiable with no gaps in the past twelve months. LAND-LORD REFERENCES: Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition and not having a pattern of complaints from neighbors. Applicants can have no prior evictions, and must have verifiable references for positive rental or mortgage history over the last 24 months. CRIMINAL HISTORY: Criminal history will be considered on a case by case basis, with factors including the nature of the offense, how much time has passed, and whether or not the individual is appropriately rehabilitated and does not pose a risk to persons or property. The following may be reason for denial of tenancy: A criminal conviction, within the last seven years, of crimes of violence, crimes against a person(s) or property, crimes involving the possession, manufacturing, use, sale or distribution of illegal drugs or crimes involving breach of trust. Land-lord will review criminal records on a case-by-case basis considering the nature and severity of the criminal conviction and the amount of the time that has passed since the criminal activity. RENTAL INSURANCE POLICY: Rental insurance is a requirement for each unrelated, adult tenant, or for one single family and must be obtained prior to move-in date. Insurance must cover $100,000 public liability and $100,000 property damage and property owner must be listed as an interested party on the agreement. Failure to obtain this and provide proof of insurance to land-lord will result in rejection/cancellation of lease agreement. PET POLICY: No pets allowed within the residence. SMOKING POLICY: There is no smoking of any kind (tobacco and marijuana products included, etc) allowed inside of the residence nor in the garage.
