Property Ratings at 753 Sapphire St
Units in this building rent for considerably below the average for similarly sized units in this area, especially considering its one-block proximity to the beach. The building is dog-friendly, with a backyard and smaller front yard inside the gated and secure complex. Laundry is shared, unfortunately, rather than in-unit, but the laundry room doubles as a nice storage shed, with space allotted to each unit. I like the size of the building. I've lived in mega-complexes of hundreds of units, and while the amenities were enviable (pools, fitness rooms, etc), the management always ended up being a corporate disaster. Witt Properties (the building managers) have always been prompt to answer any of our concerns with plumbing, cable, etc. Rent includes water and trash pickup, but not gas, electric, or Internet. 5 stars, but a few nitpicks: 1 - The leases must be renewed annually, and never go month-to-month. The lack of flexibility is going to make moving out difficult. Management raises rent annually. 2 - The units tend to get stuffy, particularly in the summer. Central air and A/C being rare in San Diego, you'll see everyone with their windows open and screen doors out, still sweating like crazy. 3 - Very, very small bathrooms, with no power outlets. Not an issue for my roommate and me (low maintenance), but not ideal. Biggest pros: 1 - Price, given the location and size. (800 - 900 sq ft, 2 bed 1 bath.) North PB and Tourmaline are hidden gems, away from the chaos on Garnet Ave and the cost over in Bird Rock. 2 - Huge, excellent kitchen, given the square footage of the apartment. Gas stove is a plus for me. 3 - Dog friendly building, with yard. If parking is a concern for you, don't worry much. Each unit comes with one parking space, and parking in this part of PB is surprisingly easy (other than summer afternoons). If you're looking for life by the beach without breaking the bank, this is a safe, quiet complex ideal for dog lovers. 5 stars!!
