SINGLE STORY HOME in excellent, safe, gated neighborhood (Running Horse) near Arrowhead Towne Center with heated community pool. Includes refrigerator, washer/dryer. Tile and laminate flooring throughout (no carpet). Covered back patio. Tenant takes on for utilities (electricity, water/sewer, trash) and yard maintenance (EXCEPT pest control which is owner responsibility - I have contracted pest control service that come to site every 3 months). I'm the owner and will meet with you at the house to discuss any questions. I maintain my properties to the highest standards and respond immediately to problems. I do ask that prior to scheduling with me that you carefully review and are in compliance with all qualifications listed below. Otherwise it becomes lost time and expenses for all parties involved. Please contact me with any question regarding the home or qualifications. QUALIFICATIONS: 1. Credit score above 680 only please for all adults. If you are unsure please do your own credit check for free using Credit Karma prior to contacting me. 2. No prior evictions. 3. Income/debt ratio showing no problem paying rent. 4. Primary occupants age 26 plus. 5. Maximum occupancy: 4 persons preferred. 5 persons under certain circumstances (such as one or more is an infant or elderly live-in relative) 6. Adult members of the lease should have prior experience living together. All items above will be researched during a background check which each adult applicant pays for using a background checker thing. There are no other fees associated with applying. Pets - We can talk about a small pet, where I am open under some very strict and rare circumstances in my experience. This is by no means a general statement of "all cats and dogs welcome". Additional pet damage deposit would be required. Please leave a message here with any questions. One year lease with option to renew after first year, or go month to month after first year.
