Lease renews monthly after a minimum 6-month commitment. Tenant pays all utilities - electric, gas, water, sewer, garbage. Tenant is responsible for lawn upkeep and snow removal. There is no smoking allowed. Lease is signed and security deposit is due after tenant acceptance. The security deposit holds the property for the prospective tenant until the lease term begins. If the prospective tenant changes their mind before taking occupancy, the security deposit is forfeited.
