Self-guided showings are available daily from 8:00 AM to 7:00 PM (EST). ___________________ Application Requirements • Applications must be completed online • All occupants age eighteen (18) or older are required to submit an application • $75 non-refundable application fee per adult • Government-issued photo identification required (Social Security card may be requested if needed for verification) • Applications are reviewed in the order received and processed upon completion • Security deposit must be paid within three (3) days of approval • Lease commencement must occur within 3 (three) days of deposit, and move-in date must be within 21 days pf approval unless otherwise authorized • Deposits are accepted at our office in person, 3 (three) days after approval __________________ Applicant Screening Criteria: Applications are evaluated using the same screening criteria for all applicants. • Credit score below 600 results in automatic denial • Delinquent or collection accounts, including unpaid utility balances, may result in denial • Verifiable rental history required • No prior evictions • No documented landlord complaints • Proper notice provided to current landlord • Lease obligations satisfied • Minimum of one (1) year of verifiable, consistent employment required • Most recent pay documentation must show year-to-date income sufficient to meet income requirements • Additional income verification may be requested, including prior-year tax filings • Self-employed applicants may be required to provide two (2) years of tax returns or 1099 documentation • Gross monthly income must equal at least three (3) times the monthly rent • Bonuses, overtime, and child support are not included as qualifying income • All applicants age 18+ must apply and meet screening requirements. Applications are evaluated based on the overall household qualification profile, including income, credit, rental, eviction, and background history.
