To ensure a fair and consistent application process, all applicants aged 18 and older must submit a separate application and meet the following objective qualification standards: 1. Financial & Credit Requirements Credit Screening: A credit report will be processed through TransUnion. Minimum ResidentScore: Applicants must have a minimum TransUnion ResidentScore of 650.Income Requirement: Total gross household income must be at least $2,250 per month (3x the monthly rent of $750). Income Verification: Applicants must provide proof of income via the 2 most recent pay stubs, tax returns, or official offer letters. Financial Health: Applicants with active bankruptcies, open collections from utility companies, or outstanding debts to prior rental agreements will not be approved. 2. Rental & Housing Eviction History: Applicants must have zero (0) history of eviction filings, unlawful detainers, or judgements for possession within the past 7 years. Rental References: Positive, verifiable rental history from previous rentals are required. Lease Compliance: History of late rent payments, severe property damage, or documented lease violations at prior residences is grounds for denial. 3. Background & Public Records: Criminal Background Check: A comprehensive background check will be conducted. Public Safety: Applications will be evaluated on a case-by-case basis in compliance with local regulations, but a history of offenses involving violence, property destruction, manufacture/distribution of controlled substances, or sex offenses will result in immediate denial. 4. Property & Lifestyle Policies: Smoking Policy: This is a 100% strict non-smoking property. Smoking, vaping, or burning of any substance (including tobacco, marijuana, or incense) is strictly prohibited anywhere inside the rental unit or on the immediate premises. Any history of smoking damage or violations reported by past property owners will be grounds for immediate denial. Pet Policy: This property has a strict no-pets policy. No animals, pets, or livestock are permitted on the property at any time, whether permanently or visiting. 5. Application Fee & Submission Screening Fee: A non-refundable application fee of $32.00 (plus applicable sales tax) is required for each applicant aged 18 and older 6. Co-Signer / Guarantor Policy In the event an applicant has a thin credit file but meets all other requirements, a qualified Guarantor may be considered. The Guarantor must submit a separate application, possess a ResidentScore of 700+, and demonstrate a gross monthly income of 5x the monthly rent ($3,750). NOT SECTION 8 APPROVED Application Process Note: Applications are processed on a first-come, first-served basis among fully completed applications. Incomplete applications or failure to provide requested documentation within 48 hours will result in the forfeiture of your place in line.
