You'll enjoy nearby shops, dining, and attractions while avoiding the noise and congestion of the tourist center. Set in a friendly neighborhood where people keep to themselves, this nearly 30-year-old home strikes a perfect balance between character and efficiency, old enough to be solid, but not so old that you're stuck with high utility bills. Recent upgrades include a new metal roof, new appliances, a five-year-old water heater and softener, and a professionally inspected electrical system, including a new outdoor outlet by the softener. The landlord is attentive and checks in regularly from Gainesville to ensure the property remains in good condition. This home is available for a 12-month lease. Upon lease signing, tenants are required to pay the first month's rent, last month's rent, and a security deposit equal to one month's rent. Tenants are responsible for electricity and, optionally, internet or cable. Water, trash, and septic services are included in the rent. Tenants are expected to keep the home clean and in good condition, promptly notify the landlord of any maintenance issues, and handle basic upkeep such as replacing light bulbs and air filters. Lawn care and pest control are the tenant's responsibility- however, the landlord will visit quarterly with personal supplies to help maintain both. For added convenience, tenants may choose to include full lawn and pest service in the monthly rent. All applicants must complete a rental application and authorize background and credit checks. The application fee is $55 (non-refundable) and processed through Avail. To qualify, applicants must have renter's insurance and verifiable income of at least 3 times the monthly rent, with documentation such as recent pay stubs, W-2s, or if self-employed tax returns and bank statements. A minimum credit score of 650 is required, with no recent bankruptcies, evictions, or accounts in collections. Background checks will review criminal history, identity, and sex offender status. Applicants must provide at least two recent landlord references verifying timely rent payments, good property care, and responsible conduct. A brief interview (virtual or in person) may be requested to confirm expectations and fit. This complies with the Fair Housing Act and screens all applicants using the same criteria. Smoking is strictly prohibited indoors. Parking is permitted in the mulched area directly in front of the porch, with two additional visitor spots marked off in the front yard (these may soon be improved with hardwood mulch). Parking in unpaved or undesignated areas is not allowed. Pets are not permitted without specific written permission from the landlord and an executed lease addendum. If approved, pet rent will be added to the monthly amount. Certain dog breeds not permitted are German Shepherds, Doberman Pinschers, Pit Bull Terriers, Chows, Rottweilers, and Akitas, as well as any mixes. Cats are also not permitted. For approved pets, tenants must provide proof of pet liability insurance with at least $50,000 in coverage per pet. Fees and deposits for medically necessary service animals are waived with appropriate documentation. Only those listed on the lease are permitted to reside in the home. Guests are welcome for short visits, but longer than 72 hours must receive written approval from the landlord. Any new roommates or additional household members must complete an application, be approved by the landlord, and be added to the lease before moving in. Unauthorized occupants are grounds for lease termination.
