Located just a five-minute drive from Downtown Atlanta, Old Fourth Ward is an exciting neighborhood representing historic charm and modern sensibility. A haven for history buffs and urbanites alike, the O4W (as locals like to abbreviate it) employs smart city planning and creativity to maintain a close-knit community feel in this small piece of the Atlanta metropolis.
As the O4W's population grows, locals prefer to repurpose old buildings than to tear them down and erect sterile condos. Residents love the old-world feel and choose to build around it, reframing and refreshing their natural heritage. The best example of this phenomenon is Ponce City Market, a modern food hall and shopping center with offices and lofts in the historic Sears, Roebuck & Co. building.
In addition to its vibrant, urban vibe, Old Fourth Ward offers residents access to the Atlanta Beltline as well as the sprawling Historic Fourth Ward Park, Freedom Park, Central Park, and Piedmont Park.

Property Ratings at 626 Irwin St
Let's start with the location. It's fabulous! Tucked away in Old Fourth Ward, This little 7 tenant unit is less than a block away from the newly gentrified Atlanta Beltline project. This provides easy access for all types of outdoor activities, including bicycling, skateboarding, jogging, or just going for a scenic walk. Also just down the street is the Irwin St. Market, and the brand new Krog Street Market, which has a plethora of eateries, brews, and unique shops. And across the street is a historic landmark of Old Fourth Ward, the century old water tower. Location aside, there are some downfalls to this place. The building itself is pretty old, so there is little to no insulation, which is a huge problem for any tenant living on the bottom floor. You can hear any and all footsteps- not just the creaking hard wood, but literal footsteps. I can easily be awoken in the morning by my upstairs neighbors- their alarm is sometimes audible, and the constant walking back and forth in the process of getting ready for the day. We have learned to use "night time noise" apps to help drown out any commotion from above. Pets are allowed, but because of the none existent sound barrier, they can easily become a nuisance to neighbors. The apartments themselves are small, 2 bedrooms, 1 bath. Renovations have been made that keep them looking fresh. Stainless steel appliances, faux granite countertops, recessed lighting and an exposed brick accent wall are some of the appealing aspects, along with original dark hard wood floors. The bathroom is small, but each apartment is equipped with a stackable washer and dryer. One of the bedrooms is just slightly larger than the other, so the second room is more suited to be an office type space. Storage isn't the best. Both closets are very small, one in each bedroom. There is a spacious pantry in the kitchen, which is nice because there isn't much cabinet space, and only two drawers. In the living room there is a built in, recessed book shelf. This seems convenient at first glance, but we have ultimately discovered that it can be an eye sore and difficult to make useful, because of it's odd shape. One last issue worth mentioning- parking. We share a tiny gravel lot with the house next door. Each of our seven units gets only one designated parking spot, which is unfortunate for units with two or more tenants. If you can overcome these few issues, Tower View can be a great spot to live.
