Rental History: No evictions in the last 5 years. 2+ years of solid rental history. Positive references from previous landlords regarding rent payments, property care and communication. Criminal Background: No violent, property, or serious drug offenses within the past 7 years. ID Requirements: Government-issued photo ID and SSN or ITIN. All adults 18+ must submit a rental application. Deposit: Security deposit equal to 1 month of rent. Pet Policy: Case-by-case approval. Pet deposit of $300 and pet rent of $35 / month apply. No fees for or limitations on verified service animals. Disqualifiers: False info, unverifiable income, or threatening behavior during the process. If multiple applicants meet all of these criteria, we will consider additional factors such as the length of anticipated stay, move-in date, and how well they communicated throughout the application process.
