We love living here! The complex is very pet friendly, we like the pet park and dog spa. Maintenance has a quick turn around time. The office staff always responds quickly. The community is quiet, and residents seem friendly. I’ve lived here about 3 years, highly recommend!

Apartments are spacious and beautiful, nice surrounding. Proximity to Costco, Bank of America, Florida Blue also Hospitals and theater, food stops, City bus stop are very near. Only things which can be improved is fitness center and there should be children's play-area.

Us, like a lot of people, saw this apartment from the outside and right after the models have been cleaned and fall in love. It is beautiful with nice amenities. But after 3 months of living here, we had an astounding amount of roaches. Because we thought it might be our fault, we cleaned everything top to bottom and spent $200 in roach prevention items. Only to find even more roaches than we found before hand. Their joke of pest control never showed up two weeks in a row. Building 5 in flat out infested. You can read other reviews on this website as well as others that validate my statement. Management couldn't care less. We told management about this issue and they were less than concerned as well as acting like they weren't surprised. All in all, don't fall for the outside charm of this place. My husband and I are now in debt 4 months into marriage because we had to break the lease simply to live in cleanliness.

Thank you for composing your review for our community. We are very sorry to hear that you were not pleased with your home. We would like to address the older reviews (between 2012 and 2014) which mention pest control issues from 2 management companies ago. Once Greystar started managing the property, we hired a new company, ?A Greener Image?, to handle our pest control services. To our knowledge, based on feedback from the great majority of our residents, A Greener Image has done a fantastic job in remedying all pest related issues that they have been made aware of. Unfortunately, when a resident decides to terminate their lease, we do have to exercise the Early Termination option that the leaseholders selected and signed in the lease agreement. This may include charging the selected Early Termination Fee equal to two month?s base rent. I apologize that we were unable to waive this fee for you based on Federal Fair Housing Regulations which require us to enforce the lease equally and wholly amongst all of our residents. We do wish you, and your husband, the very best in your new home!
I would never recommend this place to anyone. They are the nicest people on earth and welcome you so nicely when you are a prospective tenant. Once you sign that lease, forget it! The office staff has awful attitudes towards residents moving forward. The apartments look nice at first but you quickly will realize the "upgrades" are cheap. Lowest grade appliances. They paint over mold so in a couple months it shows through. When you are shown the model home it's as though you are getting a BMW and upon move in you realize you were given a Kia. When making repairs while they are fairly prompt, they do the bare minimum. The complex grounds are full of dog feces because people let their dogs go anywhere and hardly any dog bag stations. Cockroaches run rampant. I used their joke pest control services several times but they kept returning. I opted to pay out of pocket for another pest control company to come and have not had an issue since. While I don't hear my neighbor next to me, I can hear almost every word the neighbors above me say and hear their dogs bark non stop. Almost like there's no insulation between the floors. Recycling bins are always overflowing onto the ground and looks awful. My hallway is very dimly lit and very dirty. I mentioned before to office staff about the lack of lighting and nothing has been done. So I give up. Parking is awful!! There's many times coming home after dark and I can't even park close to the building. Again, poorly lit parking lot is scary for a female at night. Assigned parking would be awesome. Why? One apartment in my building has 4 people living in it. All have cars and they all park right in front of the building. There's only 8 spots right in front so they take up half of them. I look forward to when my lease is up. The negative reviews for this place are very accurate! In fact, they no longer allow reviews on their Facebook page because they were so bad. Save your money and choose another place to give your hard earned money to.

Although we are deeply saddened by the comments left, we understand that this type of feedback allows us on an opportunity to improve! We strive to provide prospective residents with all of the information and details needed prior to a customer making the choice to lease a home with us. All of the model and vacant homes showed feature the exact same appliances and paint colors. The homes are thoroughly inspected for any deficiencies so that they are addressed prior to a new resident moving in and we are saddened that you feel this way. The management team as a whole works very hard to maintain all common areas, breezeways and address service requests in a manner that provides great service to our residents. If you feel that we have fallen short in this effort, I am happy to discuss any concerns with you in person. We utilize an outside vendor for pest control services and expect that residents reach out the management team if there is a problem that has not been remediated in their home. I am happy to review what treatments have been applied in your home and look at further steps if you are experiencing issues. The maintenance staff works hard to ensure that all breeze lighting is in working order and a weekly and monthly lighting inspection is completed to ensure that this is a top priority. I am sorry to hear that you have heard noise from your neighbors. I a multi-family community, one must understand that being in close living proximity to neighbors, we cannot guarantee that you will not ever hear neighbors. We encourage you to bring any unreasonable disturbances to the attention of management so that they may be appropriately addressed. I have lived in 54 Magnolia now for over 5 years and have enjoyed every minute of it! The apartments are large and the rates are reasonable for the area. The grounds are well maintained and the maintenance crew is fast and dependable. The office staff is ALWAYS friendly and willing to help. They know their renters personally and make the place feel like home. I recommend 54 Magnolia to everyone I can! If you are looking for a great place to live, choose 54 Magnolia!
My wife and I moved to Jacksonville from out of state and have been pleasantly surprise with this complex. The staff has been extremely helpful and friendly and the grounds are well kept and clean. You'll run into the occasional lazy dog owner who doesn't pick up after their pet, but you'll find that anywhere you go and can't blame the property staff for that. The lake views are great and all of our neighbors have been very welcoming and friendly. Might just be our own experience, but we rarely hear any of our neighbors and it really feels like when we're home it's just the two of us, which is how it should be. We are so glad we chose this place and highly recommend it.
In my opinion there are many other apartments at this price point that are far better. Trying to find a parking spot in the complex is terrible unless you happen to get one of the end buildings. The appliances are the cheapest pieces they could find which cause them to not work to well, particularly the dishwasher, the washing machine,and dryer. They all take multiple loads to get the contents clean or dryed. Of the 14 months we have been there, the gates were closed a month the entire time and are now currently broken. When our lease was about to end they imposed a pretty significant rent hike. Lastly, there were many issues with the competency of the property management. Numerous times they said they did things like pro rate our rent or put notifications in our door when they never did and they expected us to fix it. I was not impressed with them at all. For the same price you can get a place with more square feet, better functionality, working gates, more parking, competent management, and valet trash.
I have been living at 54 Magnolia in Jacksonville, FL for about a year now. Being a college student, this is the PERFECT apartment for many reasons: you can't beat the price, there is a huge pool with an outdoor kitchen, and the location is great. Whether you attend Jacksonville University or University of North Florida you are only minutes away from campus. Not to mention, you are only a 15 minute drive from Jacksonville Beach. Surrounding 54 Magnolia are many restaurants as well. One of my favorites being Mellow Mushroom, YUM! Lastly, the apartments are very up to date and spacious. Overall, I have really enjoyed living here.
Lovely community, centrally located, with an array of restaurants/shops/banks nearby. Magnolia 54 has all the necessities: pool, great gym, outside grill near the pool, area for washing cars, computer center, and game/movie room. Adequate sized rooms, with the option to have walls painted in a selection of colors if desired. Pets are also welcomed.
This has been my first apartment in Florida and I absolutely love it! The staff are so friendly and always willing to help with everything I need. My two dogs love it too! The car wash works great as a puppy washer! The location is supurb! It is located right in Tinseltown so I can literally walk everywhere; work, movies, restaurants! I signed a 12 month lease, but I will definitely be extending it!
