About This Property

Short 15-20min. bike ride to St. Armands Circle, Lido Key, Lido Beach, Mote Aquarium and Sarasota Memorial Hospital. Short 15min. drive to Siesta Key Beach, Longboat Key Beach, Ringling College, and the Sarasota-Bradenton Int'l. airport. Easy maintenance duplex unit is now available for MONTHLY short-term or long-term rent. 6-9 month lease term is preferred. Fully furnished and move-in ready, perfect for full-time students or someone relocating to the Sarasota area. The entire duplex has been updated with a new roof, new doors and windows, new screened-in lanais, new fenced-in backyard, new plumbing, new electric, new appliances, new furniture, new furnishings (including Casper memory foam beds with allergen blocking mattress pads and pillow covers). This unit also boasts a new kitchen (with dishwasher and garbage disposal) and bathroom (with walk-in shower). Heavy duty pots and pans, storage containers, Keurig machine, Instant Hot Pot, blender, cooking utensils are recent purchases and made of non-toxic materials. Nest thermostat, Ring Doorbell Camera, Ring Security Camera and Schlage keypad offer security. Shared, padlocked shed for beach gear is in the carport. Bicycles can be locked up under the covered porch in the backyard. Unit has its own garbage and recycling receptacles. Outside there is a screened lanai with new patio table and chairs and the laundry room with newer hot-water heater, a deep sink and LG large-capacity front-loading washer/dryer. A large grill is available for use. The backyard was redone in 2020 and now has a fun fire pit feature and is closed on both ends, allowing for free-roaming access for your furry friend. The backyard is shared with the next-door unit and each tenant can install a temporary fence to further contain fido to their half of the yard, however, the lawnmowers will need full access to the lawn on mowing days. A handyman lives just a few houses away for when the need arises. Please note that any monthly rental terms shorter than 6 months will incur an additional 12% rental tax fee per month. All utilities are included (electric, gas, water/sewer, garbage, landscaping, pest control, FireTV stick, and high-speed internet - no cable tv). However, tenant can choose to pay their own utilities on rental terms longer than 6 months in exchange for a lower monthly rent. No smoking (inside or outside). Must provide proof of renters insurance for rental terms of 6 months or longer. Maximum number of pets allowed will be based on the total number of occupants. Combined weight of dogs cannot exceed 90lbs. Available after February 17, 2022. Email with any unanswered questions and to set up an appt time to view the property. No trespassing. Do not disturb the contractor currently working in the backyard. This unit is NOT first-come, first-serve and the preferred lease length is 6-9 months. The following utilities are included: electric, gas, water/sewer/garbage, high-speed internet, pest control, lawn mowing, and building insurance. Tenant must provide renter's insurance and any cable tv installed. Rent includes use of all linens, towels, kitchen and cookware, small appliances, furniture, washer/dryer at unit, locked shed with beach chairs, beach umbrella and beach toys. One covered parking space and one driveway parking space is included. Street parking is available on first-come, first-serve basis. Renter may request to install their own Ring doorbell camera, but cannot remove an existing camera without permission. No smoking, no vaping, no illicit drug use inside or outside of unit. BBQ grill is shared with other unit. Backyard is fenced-in, but shared with other unit. Moveable fencing is permitted, but, must be removed for lawn mowing. $200 refundable pet fee due with the deposit (for leases of 6 months or longer). Chewing, staining, scratching inside or outside plus the digging up of plants, grass and mulch will result in the loss of the pet deposit and may incur additional charges upon move-out based on the amount of damage, unless the renter repairs such damage prior to move-out. For lease terms less than 6 months, the pet fee is included in the monthly rent.
