[AVAILABLE JAN 1st, APPLY ON WED NOV 26, 4PM] Fall in love with our fully furnished home with large office and private backyard in the heart of Alberta Arts, located on a quiet, private street within a 2 minute walk of both Alberta Park and the popular Alberta Street. Our favorite house features include: exposed beams, hardwood floors, covered front porch, waterfall concrete dining table, dramatic light, new Article furniture, open concept living/dining/kitchen, claw foot tub, gorgeous quartz kitchen, massive stainless steel fridge, office suite facing backyard, designated workout space, upright piano, 2 zen fountains, raised garden beds, string lights, and an outdoor hen house supplying us with organic, farm-fresh eggs. This home is perfect for a work-from-home couple or young family looking to nest during the winter where you can stay warm with our concrete fireplace along with our central heating and air system. Minimalist-style bedrooms featuring a king-size bed (in master) and queen size (in guest) receive tons of light and are an open slate for you to make your own. Ample drawer space available. In the master, hear the peaceful sound out of the window from one of our fountains as you fall asleep and wake up everyday. Enjoy everything the neighborhood has to offer, from the towering pine trees of Alberta Park to groceries, coffee shops, restaurants, shopping, art galleries, and night-life galore on Alberta Street. Get a monthly yoga or gym membership to our favorite Alberta spots all within walking distance. No need for a car, since everything is within walking distance. If you drive, there’s plentiful street parking. App sharing bikes and e-bikes available within a block from home. LEASE: Available January 1st, we will start this as a 60-day lease (Jan 1-March 1), followed by month-to-month. We are open to a longer lease depending on if tenants are a good match. In accordance with Portland law, the application period begins Wednesday November, 11 at 12pm PT. If applications are received prior to the Open Application Period, we are required to record the date and time of these completed applications as 8 hours after the start of the period. PETS: Our pet policy is lenient. While we prefer no pets, we will still consider applications from pet households. Please let us know the type of breed, size, age, vocality (no big barkers please!) etc. and whether the pets would make use of the backyard. Additional pet fee and deposit will be required. # of TENANTS: We are a couple who lives in this home comfortably, though the previous owners were a young family of five. ACCESSIBILITY: Unfortunately, our home is not wheelchair accessible. MOVE-IN COSTS: First month's rent plus a refundable security deposit and non refundable cleaning fee. BEFORE YOU APPLY: Therefore, there are some unique features you should know about before applying. First, as the pictures depict, we have many plants, inside and outside, as well as an enclosed henhouse in our backyard which houses three friendly hens. We’d love to find tenants who would enjoy watering the plants and feeding the hens as well as letting them out occasionally in the backyard (feed is provided by us, no cleaning of henhouse required!). Tenants may of course enjoy the hen’s eggs, which are delicious, though not as plentiful during the winter. If the tenant declines plant and hen responsibility, they will agree to having a house helper (coordinated by us) come to the house on a weekly basis to fulfill these basic responsibilities. (Tenant can opt out of these responsibilities at any time, we just request you give us a weeks notice.) ABOUT US: As young, creative homeowners, we’re looking for the perfect tenants to love and tend for this special home as much as we do. We want to build a relationship with mutual trust and respect to ensure you have the best experience possible while respecting our home. We will be reachable in California for the duration of the beginning of the lease, but we will have friends and handy helpers locally to support your stay if needed during your time here. We are happy to be as hands off or hands on as you’d like. Payment and utility charges will be handled directly by our financial manager who runs our house finances. Tenant responsibilities: * Smoking is not permitted. Vaping is only allowed outside. * Tenants must follow the basic house and furniture rules as provided in lease. (Note: sentimental decor and a select few of our personal items, some pictured, will not be included in furnishing. Tenant to bring own linens, towels, etc. Exact inventory of furnishings to be provided before signing lease.) * Tenants must take out the trash, recycling, and compost every week. * Tenants must acquire month-to-month renters insurance. * To respect the neighbors and the private character of the block, parties aren’t permitted unless passed by us.
