About This Property

523 Warren – 2022 Rental Description This charming 1 bath/2 bedroom home was completely remodeled in 2017 and includes: stainless steel appliances, washer and dryer, quartz kitchen counters, white kitchen cabinets, and modern vinyl floors throughout most of the living space. The space also includes a shed storage unit, and renters have the option of an alarm system, which is at the tenant(s) expense. This home is perfect for a small family or a professional. Close to the World Arena, downtown Colorado Springs and beautiful hiking trails. Yard maintenance is also included with rent. Tenant(s) pay for all utilities and trash removal. Tenant(s) also pay for cable and cable installation. Tenant(s) must show proof of Renter's Insurance and must have at least three years’ employment history prior to the scheduled move-in date. PETS: One to two small dogs is acceptable, but no large aggressive breeds such as Pit Bulls and Rottweilers, and no cats are permitted. There is a non-refundable pet deposit ($250) and a monthly fee ($25 per pet) in addition to the listed rent. SMOKING POLICY: This is a non-smoking rental. NO FIRE & OPEN FLAMES: No fire pits or open flames allowed on the premises, with the exception of gas grills, which should be at least 10 feet from the property when in use. Residents need to be aware of city ordinances as they relate to Colorado Springs residents. It is important to keep up to date on if there are any Burn Restrictions or Burn Bans that are in effect. RENTER QUALIFICATIONS: Qualifications to rent include the following minimum requirements: • Complete and submit an online application - $30 per applicant (Anyone 18 years old or older must complete and submit an application) • No bankruptcies • No evictions • No felony convictions • 680 credit score • Salary per applicant must be at least three times the amount of rent LEASE TERMS: • The initial lease is for 6 months, thereafter, should the tenants choose to remain on the property, pending lease renewal approval, they will have the option of a one year lease. Rent will not increase if the tenant is approved for an additional year, and wishes to sign a one year lease extension. • Tenant(s) expected to maintain the backyard • $1,550 monthly rent • $1,550 last month rent • $500 Security deposit • $250 Non-refundable pet deposit (if applicable) • $25 pet fee per pet per month (if applicable) • Home Security Alarm – Tenant pays cost (optional) • Rent is paid electronically, so tenant(s) will be required to setup an account, which is free of charge, and link the account to the desired account that monthly rent payments will be drawn from NOTE: Showings are by appointment only.
