Tenant Requirements: $25/adult application processing fee covers reviewing individual credit check and criminal background check, verification of rental history, and verification of employment/income history. We don't expect perfection, but each applicant needs a Transuinon Resident credit score of at least 640. Combined before taxes income of tenants must be 2.5x rent. Cosigners with high credit score and income can help meet the credit and income requirements. Applicants with credit history showing a history of not paying bills, will not be approved. Directly across Capitol Lake from Downtown Olympia, South Westside provides residents with fantastic lake views. A walking path frames the lake, and Marathon Park provides a tree-filled picnic destination. Another park, Decatur Woods Park, is located in the heart of South Westside and provides a playground, public art, nature trails, and picnic areas.

Take the walking path along the lake to 5th Avenue, where you'll find Heritage Park, a historic little park that marks the End of the Oregon Trail. Continue along 5th Avenue and you'll be in the heart of Downtown Olympia's shopping and dining district. This area is also home to the historic Capitol Theater and the Washington Center for the Performing Arts.
