The South Hills is one of Eugene's most desirable neighborhoods. The house is situated in a quiet, residential area, with beautiful treehouse views in all directions. Walking distance to Edgewood Pool, a local pub, Starbucks, Safeway & Eugene's best bagel bakery. You're just a short ride, jog/hike or bike ride from Spencer Butte, Amazon Headwaters Trail, Suzanne Arlie Park, Blanton Ridge Park and much more. The home has been freshly painted with new flooring, hardwood upstairs and carpeting downstairs. The bright and airy kitchen includes a new side-by-side stainless steel fridge, dishwasher and garbage disposal, new cabinets and quartz countertops with 2 large skylights and room for a dining area. Both bath rooms, the half bath and full en suite bathroom, have been tastefully remodeled with new quartz countertops, vanities and an extra large tub/shower in the master bath (which also opens to the hallway). Large master bedroom features a dressing area with extra sink and walk in closet. There is an apartment below rented separately with its own driveway (we would consider a small discount for renting both units). The downstairs apartment is separated with its own entry, own parking and 5 layers of soundproofing and insulation. __________________________________________________ Application Submission: Applications will be accepted starting 7/20/24 at 10 AM. Applications are not considered received until deemed complete. We will inform you via email once your application has been deemed complete. Please request our Rental Overview & Screening Info document for more info about what is required to complete your application. If you need additional time to complete your application because you require language assistance, please let us know at the time you submit your application. Lease Term: One Year Pet Policy: Up to 2 pets may be allowed, but must be approved by Owner/Agent on a case-by-case basis. There is an additional pet deposit of $500 and pet rent of $25/month for each approved pet. No dog breeds will be permitted if prohibited by insurance. Utilities: Tenants are responsible for paying a proportional share of the utility bills (power/water/sewer) allocated based on the square footage of the building. Utility charges will be posted by Owner/Agent each month and due within 5 days of posting. Tenants are responsible for refuse service and internet/cable (if desired). Laundry: Home includes new washer and dryer. Landscaping: Tenant is responsible for basic landscaping (minimal landscaping). Smoking: This is a non-smoking/non-vaping home and these activities are not allowed on the property. We rent on a first-come, first-serve basis to the first approved applicant/applicant group to complete their application process. Applications include credit/background/eviction history screening. The nonrefundable screening fee is $40 per adult applicant. Applicants are expected to take financial responsibility for the home within 5 days of being approved to rent. We may consider brief, reasonable requests to begin the rental agreement later.

Southeast Eugene is the southernmost neighborhood of Eugene and is located just a few minutes from downtown and the University of Oregon.
