This South-facing unit is one of few in the building with a beautiful picture window from which you can see the State Capitol. Natural light is plentiful, with sliding glass doors in each room leading out to a balcony that stretches across the entire unit. This controlled-access building is within a short (5-15 minute) walk of many downtown Sacramento activities and restaurants: the Thursday Farmer’s Market on Capitol Mall, Golden 1 Center, Downtown Commons and K Street restaurants, bars, and shopping, Old Sacramento, Crocker Art Museum, the State Capitol and many state government buildings, and Sutter Health Ballpark are blocks away. Freeway access to I-5, I-80, Hwy 50, Hwy 99, and SR-160 is within minutes. Rent includes HOA dues, water, sewer, and garbage utilities, in-unit washer and dryer, dishwasher, refrigerator, oven, microwave, and central heating and air. Tenant would cover electric utilities (SMUD), internet, and cable (if desired). There are no gas appliances in the unit. New water heater, microwave, and dishwasher were installed within the last year (note: the new appliances are not shown in pictures). Amenities include one covered parking spot in a controlled access shared garage, access to the pool, hot tub, sauna, gym, common areas, and a security guard on weekends and during special events. The building has two elevators. Proof of gross income of at least 3x rent is required. A security deposit of $2,750 would be due at signing in addition to the first month’s rent ($2,750) for a total of $5,500. In addition, the building charges a non-refundable, one-time move-in fee of $300. Small pets under 25 lbs. are negotiable. Pet rent of $10/month for cats or $20/month for dogs would be required. Smoking is not permitted in the unit or on the balcony. Due to the proximity of the units and per building rules, barbecues are also not allowed. A copy of the building rules will be provided to the tenant.
