A $200 water/sewer deposit is required at lease signing to cover final utility charges after move-out. Rent is typically due on the 1st of each month. Approved payment methods include cash, ACH transfer, or money order. Late fees apply after the stated grace period in the lease. Returned or insufficient payments may result in payment restrictions. Security deposit is required and may not be used as last month's rent under any circumstances. Deposit return is subject to the tenant returning the home clean, undamaged, fully vacated, with all rent, fees, utilities, keys, and obligations satisfied. Pets are not automatically permitted. Multiple cats are never permitted. Cats in general are frowned upon due to high cost to repair damages. If a cat is allowed, it may require :2x increase in security deposit , Whiskerbox brand robotic litter box employment, 2x standard pet fee. Any pet must be approved in writing by us before being allowed on the property. If approved, a non-refundable pet fee/deposit may apply, and tenant may be required to maintain renter's insurance with pet liability coverage. Unauthorized pets are a material lease violation. Tenant is required to maintain renter's insurance throughout the lease term. Tenant provides lawn care, snow removal, routine cleanliness, monthly furnace filter replacement, and damage caused by tenant, occupants, guests, or approved pets. No smoking or vaping of any substance is permitted inside the home. No subletting, unauthorized occupants, business use, exterior storage, or property alterations are allowed without prior written approval. Vehicles must be operational, properly registered, and legally parked. Lease terms, deposits, rent amount, pet approval, and move-in requirements are subject to final written lease approval and execution by all parties.
