RENT AND SECURITY DEPOSIT • Monthly Rent: $2,195.00 for a 12-month lease. • Security Deposit (SD): Generally $2,195.00; however, the SD may increase to up to double ($4,390.00). PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • There is a one-time pet fee that is $300.00. It is due with move-in costs and is nonrefundable. This fee is per pet. • Pet Rent is $30.00 per month, per pet (nonrefundable). • Tenants are monetarily responsible for all damages caused by pets. • See qualification and application details below for more information. APPLICATION DETAILS, QUALIFICATION REQUIREMENTS, AND TENANAT RESPONSIBILITIES: • Credit score: 610 OR HIGHER (based on the credit service WE utilize for credit checks) • Minimum combined monthly income of $6,585.00 (3x the monthly rent) • Background check: Clean criminal history required • Rental History must be verified & approved as required per our screening criteria. • ALL applicants must be in good standing with current/previous landlords. No outstanding rent, mortgages, or fees and must have positive rental history. • No completed evictions completed or filed against you in the last five (5) years. • Work/income verification must be verified and approved as required per our screening criteria. • No unpaid utility bills (water, gas, sewer, electric, etc.) • NO RENTAL ASSISTANCE OF ANY FORM WILL BE ACCEPTED - THIS INCLUDES HOUSING VOUCHERS. • Utilities: Tenants are responsible for all utilities. • Tenants pay all utilities • Tenants are responsible for landscaping every 2 weeks throughout the year. • The application fee is a nonrefundable $85 per person. • Each person 18 or older interested in living in the rental must submit a separate application with separate contact information (email/phone number) • ALL animals and pets are required to be listed on your original application.
