Upstairs guy has a sweet dog, but I prefer no more pets. You’d have a chance to meet to make sure everyone jives. The price of $950 per room includes EVERYTHING! Utilities, laundry, and use of the whole house. The house: a 1910 Victorian-ish style house on a beautiful and quiet tree-lined block, and literally half a block from 44th Ave, Sunnyside’s wonderful little main street. The front yard is a massive native Colorado wildflower pollinator garden. The backyard has a small lawn for lounging, and a lovely brick patio with patio furniture and pergola, perfect for barbecuing with friends. The room: 1 available bedrooms upstairs, sharing 1 bathroom with the other upstairs resident. Each bedroom has a brand new energy efficient mini-split, meaning you can heat and cool your room individually to the exact temperature you want. There’s also a whole house fan for even more energy efficient cooling on nice cool evenings. Location: This is really special. We’re on Bryant St, half a block up from 44th. That’s far enough to hear zero noise from the street, but just steps away from: 1 yoga and 2 pilates studios and a gym, El Jefe mexican restaurant, Bacon Social House and Sunny’s for brunch, cute shops, 2 haircutting places, Semiprecious cocktail bar, Monkey Barrel sports bar, The Radiator cafe and hangout spot, and Chafee Park! This corridor is a pleasure and I’m sad to be leaving it. Also just a short bike ride to the Highlands / LoHi, Tennyson Street, 2 different rec centers, and downtown. Lease: 12 months preferred (ending May 31, 2027). Likely will not be possible to renew because I'll either be moving back in or selling the house. You: Respectful and willing to treat this home as your own. All are welcome here! I will want a background check and proof of employment, and first month’s rent and deposit upon move-in.
