The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at 4378 Sepulveda Blvd
What a complete waste of time. I called this apartment complex at least 20 times trying to reach someone and no one ever answered. My appointment was confirmed several times by someone named Brianna, who I’m now starting to think might be AI-generated because there seems to be no actual person responding. When I arrived, the call box didn’t even work properly. I had to try about 10 times before it finally let me in since no one would pick up. When I finally got inside, I was completely shocked. They told me the unit was “move-in ready,” but it was still under full construction. There was food left out, the carpet was dirty, and the bathroom was filthy. The place looked nowhere near ready for anyone to live in. It’s completely disrespectful to have someone drive over an hour to see a unit in that condition. Judging by other reviews, this seems to be a pattern—no communication, no accountability, and no professionalism. If they can’t even answer the phone for a potential renter, I can only imagine how they treat actual residents. Do not waste your time here.
I’ve lived here for four years. When I first moved in, there was a water leak. It was small. They fixed it. Or so they said. It came back. Every day or every few days. Then, it was gone for 3-6 months and I thought great. Then, back. Then, another 3-6 months. Now, it’s happening much stronger than it was before and all of their “fixes” have not done a single thing to fix the leak. It’s happened while I’m with family and so much of my stuff is ruined. It’s not worth living here because they don’t care about the building. To not be able to fix the exact same leak over a period of four years is insane. I’m going to be breaking my lease and if they don’t let me go, I’ll be putting them on blast. Say yourself and move elsewhere unless you like living in a water-infested moldy spot.
Firstly, Awful management. Surly and entitled.. As if they are doing you a favor.. That is if they respond.. It's a Dilapidated building.. Constant Water shutoffs.. Elevator breakdowns.. Garbage pile ups.. Thin walls... Air B & B units...a whole new wave of unsavory and disrespectful tenants.. Definitely not luxury.. You pay for parking, pets, & utilities.. Plus you pay the city for utilities.. Zero upside
Wish I never signed a lease here. 1. You split utilities with the complex. Never done this before and I’m not a fan. 2. Laundry is very expensive. $2 to wash and $1.75 to dry and the washers have torn holes in my shirts several times. 3. The water is regularly shut off for “maintenance.” Never seems to need to be fixed to me. But as someone who works from home it’s a hassle to have it shut off almost every other week for a day. 4. The garage complex gets broken into on a regular basis (although this is pretty standard in this neighborhood now) 5. We had severe rain damage the first rain after moving in and the wall is still not repaired. They finally replaced the window. 6. Parking spots went up an additional $10 after less than 6 months of living here. Not sure what they improved in the parking structure to warrant a raise in what we had to pay. All in all, I feel nickled and dimed for an average apartment with no amenities (no gym or pool and parking is extra) I’ll never rent from this company (west side habitats) again.
I did not know how important good management was until I lived here. The manager is not responsive at all, goodluck getting someone to come fix anything. When he does respond he is extremely rude and acts like he is doing you a favor. You can knock on every door here and ask them what they think about the management of this building. I promise you that you will regret living here.
This place is very poorly managed. I have tried contacting them through every single method listed for days and have not received a single response.
