This new development includes 9 small homes with yards: 2 units in the existing house, 4 new construction single family cottages, a single-family home, and a duplex (2 townhomes)….all less than a mile (7 minute walk) to downtown and less than a block from the Route 9 bus stop at Sheldon Field Park, on the B43 and many other bus routes. Available Homes for Rent: 1 Bedroom + 1 Bonus Room, 1.5 Bathroom Single-Family Cottages (Units #3-6 $2,400/mo) One block from the bike path. Short walk to the Norwottuck Rail Trail Bridge over the Connecticut River. 20 minute walk to Smith College. The Cottages (1 Bed+1 Bonus Room, 1.5 Bathroom, 696 sq. ft) Get more from forward-thinking design in one of these charming new construction “cottages.” These cottages are surprisingly spacious with a very carefully designed layout and two great outdoor spaces. In addition to a spacious master bedroom, the bonus room at the top of the stairs features a wall “murphy” bed and a fold-out desk to maximize functional space. These 1 Bedroom/1 Bonus Room/1.5 Bathroom cottages have open, light-filled layouts with ash hardwood floors, natural maple shaker-style cabinets, dark granite countertops, stainless steel Energy Star appliances (including dishwashers and garbage disposal units!), countertop-space-saving microwave-over-stove, and in-unit laundry in the master bedroom. Downstairs, enjoy an open great room (living room, kitchen with peninsula, dining nook) and half-bathroom. Upstairs has a nice-sized bedroom and a bonus room (more detail below), a full bathroom, linen closet, and stacked washer/dryer in the bedroom laundry closet. Each cottage has a portico covered front entrance, sliding glass doors to a semi-private covered side patio, and semi-private backyards with patios and planters for gardening. Patios are a very pretty granite-like grey textured concrete finish. The porticos are sculptural metal overhangs designed and fabricated by a local metal artist. The first floor of each cottage features an open floor plan with living room, kitchen and peninsula bar, a dining nook at the back door, and great natural light. When entering the cottage, there are coat hooks at the front door and a view across the living room to the kitchen and sliding doors to the covered side patio. From the first floor, the stairs go up to an open bonus room with a built-in murphy bed on one side and a foldout wall desk on the other. The bonus room leads to a full bathroom with beautiful grey marmoleum (eco-friendly vinyl alternative) flooring, linen closet and nice sized master bedroom with two generously sized closets and a laundry closet with a sleek black stacked washer/dryer. Small, thoughtful touches abound, from key and coat hooks by the front door, to curved shower rods for a little extra shower space, to light filtering (and energy-saving) window shades, and USB outlets can be found in a number of convenient locations! Each unit has heat and air conditioning provided by efficient ductless mini-split heat pumps. All units have programmable thermostats and new Energy Star easy-operating casement windows. One dedicated off-street parking space per unit (EV charging spots are available), and additional street parking on Glenwood Avenue (at the entry driveway) and Day Avenue (at the exit driveway). The parking consists of parallel parking spaces along a one-way driveway that enters the site at Glenwood Avenue and exits the site at Day Avenue. There is extra general storage available in each unit’s basement (accessed via half-bath floor hatch) and in the shared basement of the existing home (where there is a code-accessed entry door and a short set of stairs leading down to a room with bicycle storage and another room with one storage rack/area per unit). Like to garden and spend time outside? Each townhome has dedicated garden box space in the backyard. The site has open bicycle racks, covered bicycle storage in the shared basement of the existing home, and options for bicycle storage at each individual house. In addition to proximity to downtown and the bike path, the location is near Sheldon Fields and the Meadows. Rent includes snow removal, mowing, water & sewer, and trash/recycling/compost collection by the Pedal People. (Future plans include an all-inclusive rent with solar PV.)
