The kitchen has an eat-in area, walk in pantry and includes use of the stove, refrigerator, dishwasher and above the range microwave. The laundry closet with washer/dryer connections is also in the kitchen. This home is total electric with central heat and air, and has laminate flooring throughtout. Tenant pays their own power, water, sewer + garbage and is responsible for the yardcare. The yard is entirely fenced in with a half circle, pull through driveway with double gates on both ends. There is an alarm system at the property. The equipment is “as is” and monitoring will be the tenants responsibility, but it is there if a tenant would like to use. This home has a great in-town location, within walking distance to restaurants, shopping, grocery, bank, post office, etc. Utilities and Yardcare are the tenants responsibility. The utilities are with: Power: Georgia Power at 1- Water/Sewer/Trash: City of Winder at ARI bills tenant $10.50 per month for tenant liability insurance. Tenant is responsible for the Yardcare. Legal Liability Insurance Required – We will accept coverage you obtain on your own OR it is available for $9.50 per month, added to your rent through our source. This is for $100,000 coverage amount with no deductible (see below for more information). If a tenant chooses to obtain this legal liability insurance policy through an insurance company of your choice, tenant will be required to have our firm listed as named insured. The tenant will be named as an additional insured party and must provide proof of coverage for the duration of the lease agreement (must provide a paid receipt for a year in advance).
