WOWZA. This is a gorgeous two bedroom, 1.5 bath end unit townhome located in a cul-de-sac in the Churchland section of Portsmouth. All Churchland schools. Large back yard (not fenced). Huge living room and dining room with wood grain vinyl floors through the downstairs. Galley kitchen has a built in microwave and glass top stove. Bedrooms are huge with large closets. Washer and dryer are not warranted in the lease. LEASE REQUIREMENT – 12 Months Minimum. This could be longer, as we do not expire leases from Oct through Feb. APPLICATION FEES ARE NOT REFUNDABLE. Please review the following criteria and terms carefully and only apply if you meet them. Because of the amount of time it takes our staff to review applications to ensure they are complete; application fees are not refundable. Completed applications can be transferred to another available property within 30 days by contacting our leasing agent at . QUALIFIED APPLICANTS WILL… - Have verifiable, reliable gross income of at least 3 times the rent and net income of at least 2.5 times the rent (Exception – HUD or VA VASH voucher holder) - Have no more than 2 occupants/bedroom - Have no more than 2 unrelated adults. (Relationships must be spouse or parent/child to qualify.) - Not owe any money to a previous landlord - Not have any recent evictions - Not have any past due or charged off utilities, car payments, furniture loan, credit cards, or other consumer loans reported on the credit report or court records - Have no excessive accounts in collections or charged off reported on the credit report - Not have been convicted of any crimes against people or property in the last 7 years - Not have been convicted of any drug manufacturing or distribution charges in the last 7 years - Have no pets APPLICATION INSTRUCTIONS (HOW TO APPLY): Visit our company website at Click on Rentals and click on VIEW DETAILS for the property you want to apply for, then click on APPLY ONLINE. THIRD PARTY INCOME VERIFICATION - Applicants will be required to complete an income verification with Be sure to include ALL of your bank accounts that have income deposited into. FAILURE TO COMPLETE THE INCOME VERIFICATION WILL RESULT IN APPLICATION DENIAL. UPON ACCEPTANCE: Lease must be signed, and deposit paid within 48 hours of acceptance. If lease begins after the first of the month, a prorated rent will be charged for the second month of the lease term. If the voucher indicates a bedroom # the same as the property you are applying for or more, we require you have monthly verifiable, reliable income of at least one times the rent. If your voucher indicates a bedroom # lower than the number of bedrooms you are applying for, we require you have monthly verifiable, reliable income of at least two times the rent. Upon acceptance, a reservation fee equal to one month rent is due must be paid for the property to be held for you. Applications will only be processed if the applicant confirms they have the funds available to pay within 48 hours. If you are accepted, the property will remain on the market until the reservation fee equal to one times the rent is received to reserve the property. First Month's Rent due at Lease Execution.
