Situated in a quiet neighborhood, you can walk to restaurants & drive to nearby shopping malls & beaches. Torrance Memorial Med. Ctr. (US News and World Report #1 Ranked Hospital in the South Bay) is less than 2 miles away & award winning Walteria Elementary is a 6 minute kid friendly walk. The property includes a patio & large enclosed backyard. Please note tenant will be responsible for all utilities such as gas, electricity, & City of Torrance water/waste fees, which are not included in the rent. Only landscaping fees will be paid by the owner and the landscaper will determine appropriate sprinkler settings. Existing commercial grade Maytag washer and dryer are included with the property; however, they are provided as-is and will not be repaired or replaced by the landlord. The backyard shed and gated hillside are excluded from the lease and will not be available for tenant use. Tenant agrees to allow access to both. Tenant must maintain renter's insurance approx. $300/year depending on insurer. Proof of coverage must be provided to the Landlord prior to occupancy and upon renewal. All tenants 18 years and older must complete their own application. Current vaccination records will be required prior to occupancy and upon request thereafter. Names and individual photos of each pets required. All pets must be kept indoors or supervised outdoors (coyotes). Inquire regarding restrictions for insurance prohibited dog breeds. Only a maximum of 2 dogs and/or 3 cats are permitted. No additional pet fee or deposit required.
