Thank you for inquiring on my Shoreview Home listing which is still available. The unit will be available April 15th,. I will begin scheduling showings next week. A 13-month lease is being offered with an option to sign a 12-month renewal next June. I will be looking for tenants with a 650+ credit score, and a solid household income of at least three times rent. Good references from your previous rental managers are important to us. We will ask to speak to these people. If you are marginal on all three of these items, I will generally decline you. Your criminal background check and rental history must be clean. This property does not qualify for government assisted housing. If you have had an eviction, or you have had recent criminal activity including DUIs, I will generally pass on you. If you smoke, I will generally pass on you. If you are not a legal resident of the USA, I will not be able to rent to you as I cannot perform a valid background check. Each adult person living in the home must complete a separate application. This is a four bedroom, two bath unit. The rent price is for the property only. Utilities such as water, sewer, heat, electricity, and garbage will be the responsibility of the tenants. Lawn and landscaping will be done by the tenants. Snow shovels and a lawnmower will be provided by the property manager. This is a single family home. The home has a double car garage. There is a washer and dryer in a laundry room. The home has central air conditioning and heating. Small pets are allowed with owner’s approval. Pets need to be disclosed before an application is accepted. Pet fees are $40 per animal, with a pet security deposit of $500 per pet. Smoking is not allowed. Owner's spouse is a licensed realtor in Minnesota, so if you are preparing to buy a home, this is a perfect fit. If you purchase a home through her, we can make sure the lease transition is easy into your new home. The home is conveniently located minutes off 694 and only minutes to 35W and 35E.
