We, the owners, lived in the unit for several years until we just recently moved and LOVE the neighborhood. We remain active on the property and respond personally to any maintenance needs. We care about creating a comfortable home and are looking for respectful tenants to share the house. RENTAL CRITERIA: We require a background and credit check and will check rental references. Our *non-negotiable* criteria are: Criminal history: No misdemeanors in the last 3 years, no felonies in the last 7 years. No controlled substance convictions or registered sex offenders. No criminal convictions of a violent nature (including assault, murder, manslaughter, kidnapping, or criminal conduct) or arson. Applications by prospective tenants with misdemeanor convictions older than 3 years or felony convictions older than 7 years will be individually assessed. Rental history: Confirmable minimum 3 years of rental history--we will check! Evictions: No evictions in the last 3 years. Documented Income: Documented before-tax income must be at least 2.5 times the rent ; 12 months' worth of rent in documented liquid assets is also acceptable. Lease Duration: Minimum 10-month initial lease (extending to end of August). Rent Payment: Electronic rental payment (at no charge to you if done via bank draft) – no negotiation available on this; physical cash or checks not accepted. Security Deposit: Security deposit of $1410 due upon lease signing ; first month's rent of $1410 due at move-in. No exceptions. Electronic applications accepted with a non-refundable application fee per adult applicant, which covers mandatory background and credit check. Interested prospective tenants can arrange in advance to view the property and ask questions by emailing and scheduling 30-minute walk-throughs. Showings will be by appointment only. Applications will be accepted on a first come first served basis.
