Combined applicants' current gross income must be a minimum of $110,000. 3. Total move in costs will be $7,600; security deposit ($3,800) plus the first month’s rent ($3,800) is due in full before moving in. ACH Direct Deposit is preferred although other acceptable certified funds include Money Orders and Cashier’s Checks. 4. A valid, government-issued photo ID is required at the time the application is submitted. 5. Credit History and Requirements: a) Applicants must have a minimum credit score of 700. Credit history will be verified by a credit reporting agency. A fee is required for each application. b) Source of income verification is required. Sufficient proof of income includes, but is not limited to, copies of current paystubs, bank statements, I20s, tax returns or W2s, military benefit statements, proof of retirement/investment income, SS, welfare, disability or other government income, spousal support, child support, student loans, or any other proof of legal, verifiable income. b) No open collection accounts. 6. Rental History and Requirements: a) No unpaid collections or judgements. b) No evictions within the past 7 years, or 5 years with proof of financial settlement. c) Not to exceed one late, and one returned rental payment during a 12-month period. d) Previous rental history and verification from the past three years will be required. Background and Criminal History: We may verify any information that you submit to us in connection with your application for a lease through any means, including any consumer or criminal record reporting agencies, personal and professional references, employers and other rental housing owners. All applicants require background and criminal screening. 7. Property Conditions: Smoking and Water Beds are not permitted on property. 8. Dogs unfortunately are not allowed. However, Cats and other small pets are welcome! 9. Utilities: Water & Trash are included in the rent. Electric and Gas are separately metered by SDGE and the City of SD. A printed copy of proof of utilities’ new account set up must be provided prior to moving in. 10. Renter’s Insurance: Residents are encouraged to have their own renter's insurance.
