About This Property

Available for 1 year lease term! This lovely home is located Just North of Regis University in North Denver, Providing Easy Access to Downtown Denver, the Mountains, and all of Colorado. Enter through the front door in to a large living room with wood burning fireplace. The open concept flows to the dining room and kitchen, complete with a fridge, range, and dishwasher, as well as plenty of cabinet and counter space! Down the hallway off the dining room, you'll find both bedrooms with large closets and windows to let in natural light. There is a shared bathroom between the bedrooms. The basement is unfinished, but provide plenty of storage space and a full sized washer and dryer. The home is cooled via a swamp cooler and heated through baseboard heating. Bi-weekly mowing is included with the rent at this time. There is a separate fenced area in the back yard that will be available for tenant use. Tenants will not get access to the garage in the back of the driveway which is separated by a fence, but do have room for parking multiple cars on the East side of the house. For applications with more than one unrelated applicant over the age of 18, each applicant must qualify separately with an income of at least 1.5X monthly charges per applicant. You will need to submit proof of income at the time of application submission. *640+ credit score is required. *Applicants will be considered with credit scores below 640 with an added reoccurring Marginal Credit Score Fee of 1/12th of monthly rent.
