Resident Selection Criteria -Combined monthly income of at least 3× the rent (may be combined across applicants). For applicants using a housing voucher or rental subsidy, this standard is applied to the tenant-paid portion of the rent. -All lawful, verifiable income sources are considered — including wages, self-employment, retirement/pension, Social Security/SSDI, VA or military income, child support, alimony, housing choice vouchers, and other public assistance. -Credit score of 650 or higher. -No prior evictions; no outstanding collections with a prior landlord or utility company. Criminal history is reviewed individually. We automatically deny registered sex offenders and applicants with convictions for crimes against property or persons (for example, arson, larceny, or battery). Other records are assessed by the nature, seriousness, and recency of the conduct, and applicants may submit mitigating information. A guarantor may be used to help meet credit and income requirements. Security Deposit Alternative — Qualification Requirements Qualified applicants may move in with less upfront cost by paying a non-refundable fee equal to 5% of one month’s rent instead of a full security deposit. To qualify, applicants must meet all of the following: Income: Gross monthly household income of at least 3× the monthly rent (for voucher/subsidy holders, applied to the tenant-paid portion). Employment & income history: Employed at current job 6+ months; or self-employed with 2+ years of tax returns; or receiving other reliable, verifiable income (Social Security/SSDI, VA or military income, retirement, child support, a housing voucher, or other public assistance). Credit: Minimum credit score of 650. Bankruptcy: No bankruptcy, or bankruptcy discharged more than 4 years ago. Collections: No non-medical collections; no collections from a previous landlord or utility company. This optional program does not cover damages — tenants remain fully responsible for any damage beyond normal wear and tear.
