Nestled in a quiet, gated community surrounded by lush natural landscapes and conservation areas, Aviana Resort in Davenport offers a serene and family-friendly escape just 20–25 minutes from Walt Disney World. Located just off US-17/92 and near I-4, Aviana is conveniently close to Disney, golf courses, dining, shopping, and Central Florida’s top destinations—while offering a peaceful retreat away from the crowds. Quiet hours are between 10:00 PM and 6:00 AM. Check-in time is 4:00 PM, and check-out is before 10:00 AM. An early arrival can only be arranged for an additional fee if the home does not have another guest’s departure scheduled. Guests arriving before 4 PM without approval may be charged $75.00 per hour. A late check-out can only be arranged for an additional fee if the home does not have another guest’s arrival scheduled. Smoking, vaping, and e-cigarettes are strictly prohibited in or near the property, with a minimum fine of $500.00 for violations. Pets are not permitted, and if discovered, there is an automatic charge of $450.00 for cleaning, and guests will be asked to leave the home, forfeiting their stay and any payments made. The guest must abide by all community, city, county, and state parking rules and laws. Guests must follow posted street signs, particularly rules regarding parking. Guests park vehicles at their own risk. The use of the pool is entirely at the guest’s own risk, and children must be supervised at all times. Anyone tampering with or disconnecting pool alarms commits a misdemeanor, punishable by a fine or jail. A minimum charge of $250.00 per alarm will apply for its repair or replacement if tampered with. The safety fence must be used at all times, and an adult will be responsible for closing pool fences after entering the pool area. Trash must be placed in the carts provided, and failure to comply will incur a $100.00 charge. If there is excess trash on departure, there will be a $50.00 pickup charge.
