Property Ratings at The Champion at Bluegrass Apartments
I went to tour these apartments and had a terrible experience. One of the women I spoke to was very nice. The assistant manager though that was supposed to show me the apartment was about 40 minutes late. When making my appointment, I requested to view a 1 bedroom and a 2 bedroom. They did not have either ready to show and said they could only show me a 3 bedroom. They explained the model shown in pictures was not what I should expect out of their remodeled apartments. I viewed a remodeled 3 bedroom, and there were chips and scuffs everywhere. The apartment also smelled strongly of curry from the neighbors next door cooking. Overall, don’t let the picture or amenities of this place fool you. The apartments are a wreck.
PLEASE READ!! This is the worst apt in LEXINGTON! Do not sign a lease with them. Very unprofessional. Especially the manager. She keeps interrupting me while I try to speak with her. That’s not the big issue that I experienced. The apt itself was molded! I have a one year old living in this condition and they won’t help to fix the mold. Mold was even below the carpet. Not to mention, there are cockroaches everywhere! I called the front desk multiple to spray down the apt but they never came. And plus they make you pay pest control monthly! Even the maintenance people say it’s not fair for us to live in this place. I wouldn’t live here if they offered it for FREE! Plus I still waiting for my deposit. It’s been 2 months now that I haven’t received it! They are so quick for making you pay rent but it come to them paying you back your deposit They will make up with excuses!!
This place is the worst. We pay money each month for bug inspections and they have yet to do it. We have lived here for over 2 years now! We keep seeing roaches in our apartment even when we have gone out of our own way to buy things to get rid of them. The worst thing about living here is the maintenance, they never fix things here. The toilet seat in my bathroom has been loose for months and I have put in request to fix it and the maintenance said they found nothing wrong with it. And our ice maker has quit making ice and after putting a request twice for this issue they said they put a new one in but it isn’t new at all, it’s the exact same ice maker. Secondly the trash is everywhere, the hallways are full of trash and on the outside of the buildings there is trash acattwred all around. The dumpsters are always full so there is trash outside of the dumpsters at all times! DO NOT LIVE HERE!!!! It’s the absolute worst place to live!

"The online applications were submitted and paid on February 4th. Applications were filled out by hand after that process was going nowhere. That process apparently didn't go anywhere either and we never received an answer about any part of the application. My credit wasn't checked, my past employer and landlord were not contacted, my future employer was never contacted. Every time I got in contact over the phone I was told the same thing - it's about to get done. I spoke with Ginger on the 14th and told her we were out of time because I started work that week and hadn't even moved to Lexington yet. I informed her that we were going somewhere else and she told me she would get back to me about a refund. I never heard anything from anyone and I have made attempts to reach out via emails, voicemails, and even online submissions on your website where people can reach out for more info. None of these things resulted in a reply of any kind." The above is from an email I sent the property manager on March 17th. Since then I have received numerous emails (only when I make further inquires) stating that they are looking into it. I have provided receipts of my payments made to The Champion at Bluegrass through both my emailed receipts and my credit card statements. The response is still that they are unsure what happened. I don't care what happened on their end with the keeping of records. I can show that hundreds of dollars were charged through their website and they sent me the receipts! They don't deny this. I don't know why or how this is still unresolved. I have held off leaving a review, but this is beyond obscene. I have receipts for the following: Charges Online Application Fee $65.00 Online Adminstrative Fee $97.50 Floorplan Deposit $225.00 Total charges $387.50 My roommate has the same charges. This remains unresolved. I will update this periodically.
The staff is beyond disrespectful and rude. I have lived here for two years , management has change 5 times. The gates have been broken the whole time, dog poop everywhere , maintenance requests take weeks-a month to get taken care of and if you complain get ready for privileged Karen’s to talk to you like you are a 5 year old. They are worried about paying for more signage than they are actually figuring how to open the gym safely like all other properties in Lexington. I would never recommend this apartment to anyone. Please look for more reviews online. Many have included pictures of major issues here.

This place is beautiful and the staff are really nice and helpful. They got rid of the staff that wasn’t doing their job and now things are getting much better! I love all the upscale amenities. These apartments are definitely the best you can get in the area.
The floors are the loudest I’ve ever encountered. You can hear every step, everywhere. And we live beneath 9 people squeezed into a 3 bedroom.
I recently moved into 300 At The Circle. The day of move-in typically is hectic. But NOT at 300. The ladies in the office had everything ready to go, that way all I had to do was pick up my keys. My apartment looked identical to the one I saw when I took a tour. My last apartment complex showed me a flashy model and moved me into a dump. I can pay rent easily online, and my guests can park wherever. I love it so far!
Do not be fooled by the comments on how amazing the apartments are (both here and other websites) - they bribed the residents with gift cards, rental discounts etc. to place raving reviews. The apartments look nice but if you throw a pretty coat of paint on poop - its still poop. The paint is cheap and the carpeting is thin. The faux-laminate flooring tends to bubble up over time. After a neighbor's recently moved out I learned from the maintenance staff that apartments are NOT professionally cleaned upon move-in/move out. The apartment does have a gate, but the gate is broken 6 days out of the week for different reasons. The additional exits have been sealed off, which means one way in and one way out...Which causes a large amount of unnecessary traffic. Office staff typically never knows what is going on. You can ask one question to 3 different staff members and get 3 different answers...and most of the time the only person with the correct answer 'Stacy' is unavailable. Until she's calling you because you've done something wrong - that is. They are also extremely unprofessional. I have come in to use the workout center and heard staff cursing, bad mouthing other residents. They eat or text in your face while you're attempting to speak to them. These apartments are underwhelming and over-priced. I discourage anyone from renting here.
I've lived here for about half of my lease now and I can honestly say... I LOVE this apartment complex. Everyone is friendly, management was very helpful with the move in process, & pool is clean and fun for everyone. Some downfalls are the fact that you can sometimes hear your neighbors above and/ or below you and the gate does have its issues every now and again. Overall I would recommend giving this place a shot. 10/10.
I just moved in and love my apartment, the kitchen is awesome. My move-in day was seamless and the few things I needed taken care of they did right away. Everyone is so nice and the it is a Beautiful community.
My experience from the start has been awesome! I love the staff they are fun and helpful, I needed help with my mail and they have been so helpful. Stacey and Jess are the best. My dog loves the dog park. Great place to live. Nathan R
This is an amazing apartment for the price and location. If you’re looking for security and piece of mind, 300 At the Circle is the place for you. It has a great community center for both adults and children. There’s a free kids club, yoga studio with a view to the youth play room. Free breakfast every morning. A covered exterior deck overlooking the pool area if you just want to relax and enjoy the view of pool. Two separate age specific playgrounds with shaded seating areas. A bark park for animals’ lovers. A sunning/play pool and a lap/workout pool. So when you come home in the evening you can go to the community center socialize with your neighbors then retreat to your fabulous apartment for a good night’s sleep. It has all the amenities that one could ever dream of at an affordable price.
300 at the circle is in a great location off of new circle road in Lexington. The managers work hard and succeed at making it a tight knit neighborhood and make tennants feel welcome and part of the community. The one thing that I could recommend is the gate system. It has malfunctioned several times, most significantly when the electric went off because if people needed out they were pretty well stuck.
At first glance, this community looks freshly renovated, the gate helps you pretend like you aren't in an extremely sketchy neighborhood, and the stainless steel appliances make you feel like you've entered modern living. Well, let me assure you, the maintenance problems at this facility are far and wide! It seems as though they took every short cut they possibly could have to finish this project! They are by far the loudest, and least insulated apartments I've ever lived in. The gate system is broken half the time, and when it isn't, people just drive in behind you and pretend like it isn't there. Your neighbors prop the door open, so if you don't have a key fab to get in the building, don't worry, some stranger will let you in. Parking is terrible, and if your neighbor smokes marijuana, you can smell it in your apartment. The office staff is super nice and helpful, right up until you sign your lease, and then they don't really care anymore; Management doesn't want to be bothered with you, and wouldn't be able to do anything to help if she did manage to take the time. Find a reputable apartment complex in Lexington that has been around for along time, these people aren't worth wasting your money on!
