Down the hall: a full bath and three bedrooms, two with hardwood, the third smaller and carpeted and an easy office or den. A spiral staircase leads to a finished lower level with a second living area, an additional full bath, laundry with washer and dryer included, generous unfinished storage, and its own entrance to the yard. The lower level has finished bonus living space — the home is a legal three-bedroom. It also has two separate unfinished spaces for laundry and tons of storage. That yard is the headline: wide open lawn, established space for flower or vegetable gardening, and a deck built for dinners that run long into the evening. Included in the rent: washer and dryer; refrigerator, induction cooktop with oven, dishwasher, and microwave; water and sewer; weekly municipal trash and recycling; lawn care and mowing spring through fall; off-street driveway parking for up to 4 cars. Paid separately: heating oil and electricity (accounts in tenant's name), snow removal, fall leaf removal, and renter's insurance with at least $300,000 in liability coverage. Getting around: 5-10 minutes to I-95, Route 1, and the South Attleboro Commuter Rail Station; the Attleboro Commuter Rail Station is about 10-15 minutes away. Market Basket, other grocery stores, pharmacies, restaurants, and shopping are all within about a 5-15 minute drive. Both Providence and Boston are commutable by car, and Gillette Stadium is about 25-30 minutes away. $3,300/month — that's the total monthly amount, with no additional mandatory monthly fees. Due at lease signing and before keys: first month's rent (prorated to the lease start date), last month's rent $3,300, a security deposit of $3,000, and the actual cost of a lock change. Maximum total $9,600 plus the lock change. The deposit is set below one month's rent deliberately. There is no application fee and no screening fee — I order the screening and pay for it myself. Massachusetts law permits me to collect only those four items before a tenancy begins, and I collect nothing else: no pet fee, no admin fee, no move-in fee. Every applicant is evaluated against the same written criteria, which I'm glad to send you before you apply — just ask. Income from any lawful source counts: employment, self-employment, retirement, disability, child support, public assistance, and housing vouchers are all welcome. If you have a housing voucher or rental assistance, the income standard applies only to your share of the rent, not the full $3,300. One dog 50 lbs or under welcome; a second dog or a larger dog may be possible, just ask. No cats. Service animals and emotional support animals are always welcome regardless of species, size, breed, or number, at no additional cost. No smoking or vaping inside.
