The tenant must also maintain the utilities in good working order and report any problems to the owner promptly. • Maintenance and Repairs: The tenant must keep the property in a clean and sanitary condition and comply with all applicable laws, codes, and regulations. The tenant must not make any alterations, additions, or improvements to the property without the owner’s prior written consent. The tenant must notify the owner of any needed repairs or maintenance issues as soon as possible. The owner isin charge of for making the necessary repairs and maintenance, unless the damage or problem is caused by the tenant’s negligence, misuse, or abuse.
